• The landscape in Kerinchi, Pantai and Bangsar South is quite diverse in terms of product offerings and prices. In 3Q2014, the average price per square foot (psf ) of non-landed properties was RM421 psf while the average transacted price of a unit was RM556,000.

• Transactions reveals the area’s diversity. Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the RM100,001 — RM200,000 price range accounted for the largest market share of transactions (21.3%), and comprise mostly low-end flats.

• The mid-end segment is also well represented, with sales between RM500,001 — RM600,000 accounting for the second largest market share (14%), followed by transactions between RM1.0 — RM1.5 million (5.6%).

• Zehn Bukit Pantai is the most expensive development, with an average transacted unit price of RM1.99 million. Located next to Pantai Hospital and Universiti Malaya, it has unit sizes ranging from 1,905 to 3,509 sq ft.

• The other higher priced ones are The Park Residences (RM1.23 million), Andalucia (RM726,000) and Pantai Panorama (RM666,000). The Park Residences is part of UOA Group’s Bangsar South masterplan.

• The most affordable projects in the area are led by flats such as Pantai Permai (RM132,000), the Taman Bukit Angkasa flats (RM139,000) and Pantai Indah Apartment (RM157,000).

• Buyers in the mid-market segment can find options in the matured Pantai Hillpark developments, where transaction prices for 3-bedroom units ranged from RM380,000 to RM620,000.
