SUBANG JAYA (Feb 29): Titijaya Land Bhd believes that market demand for landed properties remains resilient and plans to roll out two landed projects in Cheras and Klang this year, which have a total estimated gross development value (GDV) of RM205.4 million.

Executive director Charmaine Lim tells TheEdgeProperty.com the company plans to unveil its Primrose 2-storey cluster villa (pictured) -- the new phase of Seri Residensi at Klang -- and Park Residency at Alam Damai, Cheras.

Primrose is the second phase of the Seri Residensi development, which sits on a 17ha parcel in Aman Perdana, Klang. 

This freehold development has four phases and will comprise 360 homes.

Primrose has a GDV of RM130.1 million and offers 76 units of 2-storey semi-detached homes with selling prices starting from RM842,000. 

The built-up area for the semi-dee is 2,274 sq ft and is expected to be completed by 2018.

“We have soft-launched Primrose before Chinese New Year and received a very good response from the market with 19 units booked,” she said.

Meanwhile, Titijaya Land expects to launch the freehold Park Residency in Cheras (GDV: RM75.3 million) in April.

Park Residency is a low-density development located near Connaught Primary school. 

It offers 62 units of 3-storey link-villas with indicative selling prices starting from RM1.028 million.

However, she did not disclose further details on the project as it is still in the planning stage.

On the market outlook, Lim said despite the market slowdown, there is still strong demand for landed properties as buyers plan to purchase houses during this time -- when they can get a better bargain from developers.

“Bigger landed properties in Klang have attracted many buyers due to land scarcity. For instance, our Mutiara Residence 2½-storey superlink houses in Klang, which opened for registration last year, have been fully taken up and had a long waiting list of buyers even without a marketing campaign,” she added.
