Overview
Minden Heights, a township located in the south-eastern town of Gelugor, Northeast Penang, is located just 10 minutes away from the high-traffic Penang Bridge. It is named after Minden Barracks, a British military encampment which was operational from 1939 to 1971. De-commissioned in 1971, it has since been replaced with the campus of Universiti Sains Malaysia (USM).
The area was developed in the 1970’s to mainly cater for the teaching staff of USM. With its hilly landscape, Minden Heights is now an upscale residential neighbourhood next to the main highway, Jalan Sultan Azlan Shah, which brings commuters in and out of the island, is only 5 minutes away to the east. It is also surrounded by Brown Garden to the North, USM to the South and Jalan Bukit Gambier to the West.
Minden Heights is now considered an affluent neighbourhood and among the top property hotspots in Penang, after Jesselton Heights. Most of the properties in this large residential area are landed, comprising bungalows, triple-storey semi-detached houses, condominiums and several double-storey link houses. Its latest upmarket development offers a gated-and- guarded enclave as well. As a mature neighbourhood designed to accommodate home seekers, each Minden Heights project is well-equipped with basic facilities.
Due to its close proximity to USM, most of its residents are students, lecturers and staff of the university. Among the high-rise properties in this freehold land are Minden Flats, Palm Palladium, Palm Residence, Taman Utama and U-Garden Resort Condominium.
Amenities and Facilities
The most notable landmark of Minden Heights is its neighbouring tertiary education institution, USM. Primary and secondary schools in the area are SRK Minden Heights, SRK Sungai Gelugor, SMK Datuk Haji Mohd Nor Ahmad, SRK Bukit Gambir and SM Bukit Gambier. A vernacular primary school, SRJK (Tamil) Subramaniya Barathee is also located in the area.
Although there are no amenities directly in the vicinity, there are numerous malls, hospitals and markets nearby. The Queensbay shopping mall, Bayan Lepas industrial area as well as the Penang International Airport, are all within 10 minutes’ drive only. Jelutong Market and the Batu Lanchang Market are only a short distance away.
The nearest hospital to Minden Heights is the Lam Ee Wah hospital, an independent 700-bedded tertiary acute care hospital in Penang.
Accessibility and Transportation
Although located between two major roads in Penang, Jalan Sultan Azlan Shah and Jalan Bukit Gambier, there is limited public transportation that goes directly into the premises. Since most of its residents have their own transportation, the Rapid Penang buses only pass along Jalan Sultan Azlan Shah. Distance to the nearest bus station is about a half hour’s walk from Minden Heights.
