Bandar Cemerlang by Crescendo Corp Bhd is an integrated township in the suburb of Ulu Tiram
in Johor Bahru district, Johor. Lying to the northeast of the Johor Bahru city centre, the development leverages on
continuing purchaser interest in the area, with recent sentiment surveys placing it ahead of Kuala Lumpur and Petaling
Jaya in terms of desirability among buyers.
Comprising residential and commercial components, the township sprawls across 864 acres off the Johor Bahru-Kota
Tinggi Highway, with connectivity to the Senai-Desaru Expressway (SDE) facilitating east-west travel across the state.
Bandar Cemerlang itself comprises no fewer than 6,730 residential units, along with 518 shop offices, 12 dedicated
plots for commercial spaces and 66 plots for social amenities. In addition, it features over 10 themed gardens and eight
water bodies, as well as observatory hills, boulevards and large parks.
Crescendo Corp has developed the township in three phases, with each corresponding to a different aspect of the human
sensory range. Breeze (Phase 1), for example, is inspired by the sense of touch, and is positioned as a self-contained
community. Meanwhile, Aura (Phase 2) evokes the sense of sight, with a mix of vibrant activities, while Harmony
(Phase 3) encompasses the sense of sound.
The township’s residential units themselves comprise terrace, semi-detached and cluster homes to date, incorporating
patterned screens, grand entrances and spacious living arrangements conducive to intergenerational living. All units
come in four-bedroom, three-bathroom layouts.
Bandar Cemerlang’s double-storey terrace homes – which the developer also brands as superlink homes – come in lot
sizes of 26’ x 70’, with a land area of 1,820 sq ft and built-up space of 2,612 sq ft. They feature north-south orientations
and skylights to manage direct natural lighting while minimising energy consumption costs.
For larger families, the township’s double-storey semi-detached homes offer room to grow with lot sizes of 32’ x 90’,
land areas of 2,880 sq ft and built-ups of 2,694 sq ft. These units feature luxurious designs suitable for contemporary
lifestyles, as befitting their distinctive profiles.
Meanwhile, the development’s cluster homes come in double-storey and three-storey variations with flexible layouts
catering for a variety of living arrangements. The double-storey cluster unit comes with a land area of 2,560 sq ft and
built-up of 2,510 sq ft, while the three-storey variant features the same land area with a larger built-up of 3,245 sq ft.
In terms of recreational amenities, each phase in Bandar Cemerlang incorporates its own facilities, with Breeze, for
example, offering themed gardens, a lake plaza, an observatory hill and a community park.
Meanwhile, Aura features the Red Carpet Plaza, along with planned hospitality and retail components and a central
park. Finally, Harmony appeals to the sense of sound with the soothing lull of water reservoirs.
The township’s connectivity profile includes a direct connection to the heart of Johor Bahru via the Johor Bahru- Kota
Tinggi Highway, also known as Jalan Kota Tinggi. In addition, the SDE offers access to Senai International Airport, as
well as the tourist hub of Desaru and bustling industrial zone of Pasir Gudang, as well as other points of interest such as
Tanjung Langsat and more.
