About This Project

**##Overview##** Just minutes away North of Klang city, Bandar Setia Alam(BSA) is a large integrated township developed by SP Setia Berhad and launched in 2004. The overall development involves 4,000 acres of formerly palm oil estate land owned by See Hoy Chan Group which was bought over by SP Setia. This freehold land development estimated at RM20 Billion comprises many precincts, phases, building types, commercial centres, recreational facilities, parks, lakes, and green buffer zones. The main part is Setia Alam (2,525 acres), a township comprising mixed residential and commercial developments. Other sections include Setia Eco Park (791 acres) - Malaysia’s first eco township comprising luxury homes and Setia City (240 acres) - an integrated green city development. While Alam Nusantara and Anjung Sari -both totaling 600 acres – was bought by PKNS from SP Setia with PKNS and Sazean Group developing, Alam Nusantara and Anjung Sari respectively. The FIABCI International Prix d’Excellence was awarded to Setia Eco Park for World’s Best Master Plan 2007 and more recently the FIABCI International Prix d’Excellence was awarded to Setia Alam for World’s Best Master Plan 2013. Peaceful, quiet and picturesque, with smooth traffic flow and minimal congestion at peak hours, the main avenues here are well maintained with lovely trees, palms, pruned hedges and nature strips. Building types here include 2-storey homes, cluster houses, semi-detached homes, bungalows, 2- 3 storey shop -lots, a hypermarket, a shopping mall, and others. Under the jurisdiction of Shah Alam City Council (MPSA), BSA has had restrictions placed on live music at entertainment outlets. **##Amenities & Facilities##** BSA’s main commercial centre (Setia Prima) at its lower-Western border has myriad food outlets including Pappa Rich, Old Town White Coffee, Secret Recipe, Restoran Sri Melur Jaya, Arab restaurants, kopitiam hawker centres, and bakeries. Banks like Ambank, Hong Leong Bank, CIMB Bank and Bank Simpanan Nasional are located close together here. Also existing are hardware shops, kitchen cabinet showrooms, auto services, dobis and launderettes, pharmacys, dental clinics, clinics, and business offices. Most of the shop lots are fully occupied from the ground floor to the top floor. Nearby across Persiaran Setia Impian is Medan Setia Alam with its single storey buildings comprising Caltex petrol station, KFC drive- thru, Burger King, Starbucks Coffee outlets, Maybank and RHB Bank branches. Tesco Hypermaket close-by has Kenny Rogers Roasters, Dunkin Donuts, Texas Chicken, and Mr. DIY outlets besides Maybank, RHB Bank, and Bank Rakyat ATMs. Next to Tesco is the Setia Avenue complex of shops and offices housing car showrooms like Peugeot, Renault, Ford and Proton besides a Domino’s Pizza outlet. BSA has housing sections with names like Impian, Damai and Indah have good roads and enjoy large sprawling greenery and ponds located at key areas including at Setia Alam Central Park. There are schools and apartment blocks that line the southern border of BSA along Persiaran Setia Prima. Setia City Mall, Setia City Convention Centre, and office buildings are located along Persiaran Setia Alam which further commercializes the identity of BSA. **##Accessibility & Transportation ##** Persiaran Setia Alam is the main artery of BSA which connects to the NKVE at one end and to Jalan Meru on the other end. Persiaran Setia Prima also links to Jalan Meru and Persiaran Setia Alam as well as Persiaran Setia Impian and Persiaran Setia Indah that in-turn link to Persiaran Setia Perdana. Of which makes access within and without this development comprehensive and convenient. However, there are no public transport services here although there is Klang Sentral Station opposite Jalan Meru which is a transport hub for buses and taxis servicing Klang and Meru.
