AQRS’s Contours development targeting year-end launch

KUALA LUMPUR: AQRS The Building Company Sdn Bhd (AQRS) plans to launch courtyard homes with an estimated gross development value of RM120 million in Melawati Heights in Kuala Lumpur by the year-end.

The Contours, comprising 40 units, is AQRS’s biggest project yet in terms of GDV.

Speaking to the press at the media launch of Contours here on Nov 15, executive director Ng Kit Heng is optimistic that some 75% of the Contours would be sold by the time of the launch. AQRS had already seen some 13 units reserved by interested buyers.

“We hope to have Contours officially launched by the end of the year,” he said, of the eight-acre high-end development located some 15 minutes from the Kuala Lumpur city centre.

Ng added that the project is slated for completion in two to three years. The project has four variations, with each villa featuring two separate wings to house the living and entertaining quarters respectively, and connected by a bridge. Separating the wings is a water feature and central open courtyard.

The 2-to-4-storey homes, built on a gradual slope following the land contours, has land areas ranging from 4,400 sq ft to 7,200 sq ft and built-up areas from 4,500 sq ft to 7,000 sq ft. The average indicative price for the Contours is approximately RM3 million.

Each villa also has an elevator to cater to the needs of multi-generational extended families, in addition to five bedrooms, five bathrooms, dedicated family and entertaining areas, wet and dry kitchens as well as a garage.

“We believe that Contours would be the first property development in Malaysia to adopt such an integrated concept. To promote exclusivity, Contours is deliberately designed to be a low-density, gated and guarded development with an average of only five villas per acre,” he said.

“There will also be a multipurpose clubhouse that would include a gym, an entertainment area and kitchen for residents’ use and a management office. As an after-sales service, we will also set up a handyman service centre at the clubhouse.”

Ng added that once Contours is launched, AQRS would consider offering purchasers packages such as a 10:90 financing scheme, zero interest during construction, free Sales and Purchase (S&P) agreement and Memorandum of Transfer (MoT) legal fees as well as free loan documentation legal fees.

Contours is accessible via the Ampang-KL Elevated Highway (AKLEH), the Duta-Ulu Kelang Expressway (DUKE) and the Middle Ring Road 2 (MRR2). It is also situated near Zoo Negara.

AQRS is the developer of 25 acres of land in Kota Damansara, Selangor, and has plans for Zero Lot bungalows in Gombak, Kuala Lumpur, and commercial buildings in Permas Jaya, Johor Bahru, Johor.
