KUALA LUMPUR: The first tower out of four of the Verve Suites development, Viva, was handed over to homeowners recently. Developed by Bukit Kiara Properties (BKP), it is touted to be the first completed fully furnished designer suites of its kind in Mont’Kiara, Kuala Lumpur -- and possibly Malaysia.

“Being the first in the neighbourhood to offer this unique concept, we are confident that the homeowners will enjoy their new homes. It is a classy suite which can fit into their exclusive lifestyle needs,” said BKP’s group managing director N K Tong.

To promote the project on the secondary market, a rental and subsale team has been set up to assist the owners of Viva to look for potential buyers and tenants.

“We have secured over 10 tenancies since last month. So far, the gross rental yield has been recorded to reach as high as 9.1% per annum,” shares Alex Chua, BKP’s senior manager for marketing and sales.

Viva Tower has 240 fully furnished suites, with its 1-bedroom suites sized from 633 to 672 sq ft, and the 2-bedroom suites ranging from 826 to 861 sq ft. Its top most floors, namely 35 and 36, are transformed into communal spaces called Vertigo Sky Lounge and Sky Terrace respectively.

Besides Viva, The Verve Suites comprises Vibe (which is fully sold), Vogue (80% taken up) and Vox (to be previewed in 2010). Together, they have a gross development value (GDV) of RM617 million. All the towers have their top most floors converted into unique sky lounges for residents’ use.

Since July, BKP has introduced a “1 Payment Plan”, where customers pay a 2.5% down payment, and take a loan of 92.5%, after making use of an upfront 5% rebate to offset their down payment when signing the Sales and Purchase agreement. All interest payments during the duration of construction are borne by BKP and customers only start servicing the loan upon hand-over of the unit.
