The commercialisation of PJ’s industrial areas

PETALING JAYA: Section 13, a 220-acre industrial hub may become a commercial hub instead as the Selangor state government has decided to give industrial areas and housing estates in Petaling Jaya, Klang and Kajang a new lease of life.

Selangor Menteri Besar Tan Sri Abdul Khalid Ibrahim said on Nov 9 that a regeneration exercise would commence and owners of properties in certain areas including Section 13 will be given incentives to redevelop their properties for commercial use. The redevelopment process aims to enhance land values in these areas.

Abdul Khalid said current industries operating in the vicinity have been asked to relocate. If agreeable, the companies will be allowed to move to other areas in Selangor, such as near ports, he said. He is aware of the traffic concerns by the public and has asked for another transport study based on increased densities in the areas concerned.

Although, over the past few years, Section 13 has gone through a metamorphosis with a number of commercial developments housing offices, entertainment outlets and food & beverage outlets, these were developed with a “limited commercial status”.

The area is ripe for commercialisation, thanks to its accessibility via several expressways and being surrounded by three heavily used arterial roads -- Jalan Universiti, Jalan Semangat and Jalan Kemajuan, says James Tan, associate director of Raine & Horne International Zaki and Partners.

A conversion of the use of the land in Section 13 will enhance its value and Tan estimates that land values could rise to RM270 to RM300 per sq foot. Current transactions are all under RM200 psf.
