SERI KEMBANGAN (May 15): Main Market listed property developer, Hua Yang Bhd launched [email protected] South, the company's first small office home office (SOHO) development in Seri Kembangan.
The development has an estimated gross development value (GDV) of RM200 million, and is located in the fourth phase of the RM920 million One South integrated development.
"We hope to cater to the first home buyers and the growing mobile workforce, who are able to work remotely or from home with the advent of information technology," said Hua Yang sales and marketing manager Loh Chin Hong.
"What's unique about Hua Yang's SOHO concept is that the duplex is equally split. For example, 648 sq ft is allocated for the lower floor, and 546 sq ft for the upper floor."
Two types of layouts are available: the typical single level units, with built-up aread of 475 sq ft and 628 sq ft; and the duplex (split level), measuring 1,106 sq ft, 1,194 sq ft and 1,271 sq ft. The units are priced from RM250,000.
All units comes complete with air conditioning, instant water heater, kitchen cabinets with sinks, gas hobs, audio intercom handset, Astro-ready cables and fibre optic points for speed Internet access, while the duplex upper units will have laminated timber flooring with additional furnishings of a washing machine, fridge and a wardrobe.

The facilities, which will be located on the 21st floor of the development, include an infinity lap pool, sky wading pool, sky pool bar, jacuzzi, floating sun deck, floating cabana, sauna, reflexology path, sky garden, barbeque deck, children's playground, rock climbing wall, meditation deck, yoga deck, Zen Garden, gazebo, study room, games room, boxing room, kitchenette, sky dining, sky lounge, sky bar and a sky fitness centre, amongst others.

Residents can choose to shop at the retail mall at the ground, upper ground and mezzanine levels, or proceed to the link bridge to connect to the One South Street Mall. For a leisurely stroll after work, residents just need to head to the sprawling 12,000 sq ft Garden Plaza.
Once completed, [email protected] South will enjoy direct access and exit to the KL-Seremban Highway. Shuttle bus service is available at the One South Street Mall, which is within walking distance to the Bukit Jalil LRT, Sg Besi LRT, Serdang KTM station, Bandar Tasik Selatan Terminal and The Mines Shopping Centre
One South consists of a soon-to-be completed (December 2012) street mall, and two phases for serviced apartments: [email protected] South, and [email protected] South. Phases five and six are the final phases, which consist of the last block of serviced apartment and two blocks of office towers.
