KUALA LUMPUR: IJM Land Bhd, the property development arm of IJM Corporation Bhd has unveiled the latest phase in its S2 Heights township development in Seremban called Summer.

Its Sales and Marketing senior manager Christine Wong said the Summer has a gross development value (GDV) of RM70 million offering 230 units of double-storey terraced homes on over 22 acres of land.

However, the soft launch on the recent weekend of April 23-24 offered only 80 units for sale with the official launch scheduled for the end of the year, she said. The built-up of the homes start from 1,840 sq ft with prices ranging from RM295,800.

“Seremban homebuyers tend to wait for show houses to be ready before buying,” she told theedgeproperty.com.

IJM Land has about 1,500 acres of freehold land in S2 Heights, which is an extension of its Seremban 2 township. The S2 Heights is being developed in four phases and would take about 8-10 years to be fully completed.

“(We’re) currently developing Phase 2, which comprises 17 smaller parcels,” she said.

S2 Heights was introduced in late 2008 which saw five sub-phases in Phase 2 being launched through 2008 and into 2009. In 2010, two more sub-phases were introduced, namely Serena and Suria.

“Future launches will be semidees namely Savanna (28 units) and Safiya (30 units),” Wong added.

 On previous launches, Wong said Phase 2A (Lyrica, 123 units single storey terraced) has been fully sold out, while Phase 2B (Serena, 116 units double-storey terraced) and Phase 2C (Suria, 157 units double-storey terraced) are both 75% sold.

 Phase 2D (Symphony, 117 units double-storey terraced), Phase 2E1 (Symphony 2, 89 units double-storey terraced house), Phase 2E2 (Sonata, 36 units of double storey-semidee homes), as well as Phase 2F (Melody, 157 double storey-terraced) are also sold out.

 Wong said generally it takes one year to one and a half year for a sub-phase to be sold out.

 She added that the Summer phase is opposite a new Chinese primary school that is expected to be complete by the end of this year. The development is also near to the alternative access road to the Kuala Lumpur International Airport.
