KUALA LUMPUR: I&P Group Sdn Bhd's Bayuemas Township in Klang saw a 100% take-up rate for 25 units of its Legasi1 double-storey semi-detached homes, while its 100 units of double-storey Dzaman terraced homes saw a 70% take-up rate.

Group managing director Datuk Ir Jamaludin Osman said that the two developments attracted over 1,250 registrants before the official launch on Apr 30-May 1, 2011. Both developments have a total development value (GDV) of RM60.53 million,

Legasi1 is located on a total area of 4.1 acres of freehold land, and is designed based on tropical contemporary concept and comes with an attached bathroom for all five of its  bedrooms.

''The build-up area ranges from 2,561 sq ft to 3,045 sq ft and the land area ranges from 3,500 sq ft to 6,187 sq ft for the semi-detached units. They have been positioned to make it an affordable product, allowing enough space for future expansion should it be necessary,'' he said.

Legasi1 units range from RM692,888 for an intermediate unit to RM951,888 for a corner unit. Jamaludin added that the target market are terrace house upgraders, as well as first time house buyers from the Klang, Shah Alam, Banting and Petaling Jaya areas.

Meanwhile, Dzaman sits on a 2.4 acre piece of freehold land, and has a modern contemporary design with four bedrooms and a built-up area ranging from 1,863 sq ft to 2,048 sq ft. The terrace houses are priced from RM388,888 to RM515,888, and come with a land size ranging from 1,680 sq ft to 3,108 sq ft.

''Again, these are also targeted towards young executives purchasing their first home,'' said Jamaludin, adding that the development is scheduled for completion in 2Q2013.

Both developments are part of the group's 545-acre Bayuemas township — designed with a garden city concept — located in Jalan Pandamaran, Klang, strategically set within the bustling Klang Valley with fast connectivity to and from Shah Alam, Petaling Jaya, Kuala Lumpur and Port Klang via the KL-Shah Alam Expressway (KESAS) and the new Lebuhraya Kemuning-Shah Alam Expressway (LKSA).

The township's special features will include landscaped and tree-lines streets as well as parks dotted within the township.

The next launch would be in September for double-storey terraced, and in the month of December Bayuemas will see the launch of some double-storey semi detached. Some retail units would also be launch by November 2011.
