PUCHONG: Property developer Perfect Eagle Development Sdn Bhd launched on Monday the first two blocks of O2 Residence serviced apartments.
O2 Residence is the first phase of the developer’s 64-acre (25.9ha) mixed development 02 City development in Puchong South. To be developed in eight phases over eight to 10 years, O2 City has a gross development value (GDV) of RM2 billion and comprises serviced residences, boutique offices, retail units and a hotel.
O2 Residence consists of six 11- to 16-storey blocks housing 508 units on 13.54 acres of leasehold land with a GDV of RM450 million. The unit built-ups range between 1,000 and 2,600 sq ft while prices are from RM500,000 to RM1.06 million or RM440 to RM550 psf.
Only two blocks — A and C — were launched, achieving a take-up rate of 20% and 70% respectively. The developer will launch two blocks every six months. Completion of these first two blocks is expected in mid 2016 while the entire O2 Residence will take five years to complete.
Perfect Eagle CEO Puan Sri Alice Su believes that O2 Residence and O2 City will not only change the skyline of Puchong South but will also be the benchmark for sustainable living in the Klang Valley.
“It is what we see as a major step towards providing discerning home buyers with an opportunity to experience functional, yet sustainable lifestyles,” she said at the recent launch.
The developer is hoping to achieve multiple green rating certifications for O2 Residence such as the BCA Green Mark (Singapore) and the Green Building Index Malaysia.

“The organic layout of the tower structures along with its spaciousness will allow better natural lighting and ventilation, resulting in lower energy utilisation within the common areas as well as individual units,” said Su.
Its other green features include rainwater harvesting for water closets and irrigation, energy harvesting through solar panels and regenerative lifts, she added.
Facilities for O2 Residence include bicycle trails, a bubbling pool, canopy walk, chess zone, childcare centre, playground, clubhouse, community library, 50m lap pool, herb and spice garden, garden pavilion, indoor gym, jogging track, music studio, rooftop garden, scented garden, tree house and water play area.
Prefect Eagle was established in 2002. Its previous developments include Amber Avenue in Dataran Pandan Prima, Ampang and Aquila in Bandar Puncak Alam, Shah Alam. It also has landbank in Jasin, Melaka (400 acres) and Ijok, Selangor (28 acres).
