PPM unveils Prima 12 in Cyberjaya

CYBERJAYA: Prima Properties Management Sdn Bhd (PPM) has unveiled its latest integrated development in Cyberjaya. Slated for launch in 3Q13, Prima 12 sits on three acres of freehold land and has an estimated gross development value of RM180 million.

There are three office blocks and one SoHo block in total. Blocks A and B offer 30,000 sq ft net floor area (NFA) each in six and seven storeys respectively, while block C is eight storeys with 60,000 sq ft of NFA. Block D is a 6-storey SoHo with 60 fully furnished units that have built-ups ranging from 500 to RM750 sq ft and priced about RM700 to RM800 psf. The offices will be sold at RM600 to RM700 psf. PPM will retain 80,000 sq ft of net lettable office space for lease.

The project is located on Jalan Teknokrat 6 near Persiaran Apec. The development also has a 2-storey podium with retail and food and beverage components with 35,000 sq ft of NFA.

Facilities and amenities include a swimming pool, gymnasium, al fresco restaurants, cafes and a playground. Prima 12 also has green features such as rain water harvesting and recycling system, heat reducing glass panels, energy saving light fittings, energy saving water cooling chiller system, lush landscaping, sensor control lights for the common area and green vehicle priority parking. The developers are aiming for a Silver green building index certification for the development.

Prima 12 targets those working in Cyberjaya, Putrajaya and the surrounding areas. It is also eyeing new companies looking to set up office in Cyberjaya and those seeking to set up an office with individual corporate identities.

According to PPM executive director C M Chong, the developer anticipates a good take-up rate for the SoHo and offices.

“There are many developments in Cyberjaya which are large scale,” he said. “We are developing integrated and low density products so we believe we won’t have any problems selling our products because the demand here, we believe, is for small offices,” Chong said during the preview of PPM’s completed serviced apartment development, Primera Suite, on Monday.

Also located along Jalan Teknokrat 6, Primera Suite features 82 units for rent. Sizes range from 350 to 700 sq ft. Levels one to four  house SoHo units while levels five and six are suites. The average room rate for Prima Suite is RM188 to RM350 per night, while the average occupancy rates since opening in January 2013 is 15%.

Three foreign companies currently rent units in Primera Suite and operate from there while three other companies are in negotiations to sign up with PPM.

Its future projects, Prima 13 and Prima 14, are linked projects on a four-acre site that will offer two blocks of office and retail space. Details have yet to be worked out.
Established in December 2000, PPM focuses on developing properties in Cyberjaya. It built the 4-storey Multimedia Development Corp office building in 2001. Its existing developments include Prima IV and Prima V.
