KUALA LUMPUR: Axis Milestone Sdn Bhd, a company owned by the SCP group, has launched a gated and guarded, niche residential development within the matured and established suburb of Wangsa Melawati in Taman Melawati, Kuala Lumpur.

The 3.85-acre (1.55ha) low density freehold high-end enclave known as Damaisari @ Wangsa Melawati comprises only 29 units of 3-storey zero-lot bungalows with a gross development value (GDV) of RM95 million.

“About 75% of the total 29 units have been sold since the show house was unveiled recently, a testimony of purchasers’ confidence in the group’s projects,” SCP group property division director Chuah Swee Guan told a media briefing in conjunction with the launch of the show house.

He said the unique design of the zero-lot bungalows places Damaisari @ Wangsa Melawati in a league of its own.

“These units are significantly superior to semi-detached homes. Each bungalow is detached on all four sides, offering its occupants total privacy,” he added. Chuah said the group is targeting a niche market for Damaisari mainly individuals who value quality of life in a green and secure environment.

“The project’s low density is also a big plus point for this group of individuals who treasure privacy,” he said The units cost from RM2,877,000 to RM4,729,000 with built-ups between 4,607 and 5,576 sq ft. Land sizes start from 40ft by 80ft. Damaisari @ Wangsa Melawati comes in three different designs, all featuring seven bedrooms and bathrooms.

The units are Astro B.yond ready, have fibre-to-the-home connection, a sun deck with shower and Jacuzzi in the master bedroom on the first floor, three air-conditioning units, 8-ft high doors for all the main rooms, and laminated glass for all ground floor aluminium framed panels, among others. The development is accessible from the Middle Ring Road 2, Karak Highway and Duke Highway.

The gated and guarded community will have a single vehicle entry and exit point. Other security features include 24-hour manned security, four CCTV points and two controlled points (cabling only) around the perimeter of the residential enclave.

The developer hopes to complete the project by the third quarter of 2013. Damaisari @ Wangsa Melawati is SCP’s fourth project to be launched since mid-2011 and its first landed residential development.

All four projects have a total GDV of RM603 million. The group’s first development of 2-, 2½- and 3-storey showroom shopoffices in Dataran Wangsa is fully sold while about 80% of its second and third projects, Centro @ CBD Shah Alam and Inanam Capital in Kota Kinabalu, has been sold.

SCP is set to launch another five projects by 2013. They are: a condo project in Cheras (estimated GDV of RM140 million), 96 units of 3 storey terraced house in Kolombong, Kota Kinabalu (estimated GDV RM 90 million), 200 units of 2-storey terraced house in Menggatal, Kota Kinabalu (estimated GDV RM100 million), Inanam 2, a 30-storey mixed development project (estimated GDV RM150 million) and a mixed development project with an estimated GDV of RM500 million in Cheras.

The SCP group was formed in 1999 and is involved in property investments such as car parks, office buildings and property development. It is helmed by five directors who have been actively involved in the property development business since the early 1990s. Chuah and another director, Calvin Low, were previously with Asian Pac Holdings Bhd.
