With a team of world-renowned architects, designers and landscape architects, the developer is positioning the project as KL’s newest midtown development

With 12.2 million sq ft of residential space, 1.8 million sq ft of hotels, 4.6 million sq ft of office space, 3.2 million sq ft of retail units and 1 million sq ft of public amenities, KH Land Sdn Bhd, believes that when completed Kenny Heights will be a “prestigious and luxurious midtown of the capital city.”

According to the developer, a subsidiary of Dutaland Bhd, development of the 88-acre freehold enclave is divided into nine parcels to be developed over the next 10-15 years.

With a track record in developing luxury properties through its associate companies — previous upmarket developments include K Residence and Avenue K in KL — the developer is pulling out all the stops in ensuring Kenny Heights’ upmarket appeal.

These include having world-renowned architects, designers and landscape architects on board. Zoned for mixed use, with retail, cultural and commercial offerings next to residential towers and town villas, the community’s landscaped terraces and places of sanctuary will be a testament to the imagination and experience of the design team, says the developer.

“In creating a luxury development, we’re creating not just buildings but also spaces within a community that allow people and residents to interact. At the same time, there is also emphasis on privacy and personal space,” says KH Land Head of Marketing Jennifer Chow.

She says that while Kenny Heights is benchmarked against some of the world’s best upmarket developments in terms of quality and design, the biggest challenge has been getting the concept across to prospective buyers. “Lifestyle can be quite abstract which is why in all our activities, we try to communicate our vision of what Kenny Heights will be like once it’s completed,” she says. When fully developed, the development will be a part of the existing community and a thoughtfully designed response to the needs of this district.

Named after Kenny Hills and Damansara Heights, the development is nestled in the vicinity of established and affluent neighbourhoods such as Mont’Kiara, Bangsar, Kenny Hills and Damansara Heights. Kenny Heights is also surrounded by thriving commercial centres, golf courses and clubs as well as private international schools.

Its accessibility is a big plus, thanks to ready access to major road arteries (Jalan Duta, Jalan Sri Hartamas, Penchala Link) and highways (SPRINT, NKVE) linking the development to the KL city centre, Petaling Jaya, KL Sentral rail station and the KL International Airport. Part of the District Commercial Centre under City Hall’s zoning plan, the proposed urban rail network is due to link up with Kenny Heights, further increasing the development’s accessibility, says the developer.

The homes at Kenny Heights are designed with detailed attention paid to the overall quality and finishingThe maiden parcel, Kenny Heights Estate, comprising 49 units of 4-storey terraced town villas, was put on the market in April 2008. With built-up ranging from 5,229 to 6,664 sq ft, the units are pegged from RM5 million. To date, 75% have been sold, says Chow.

Each town villa has 4-5 bedrooms, a private lift, a basement garage, as well as an 8ft x 36ft private swimming pool on the top floor. This is a big plus, says Chow, pointing to the fact that most swimming pools are located on the ground level. The town villas are also guarded with built-in alarm systems, CCTVs, and security card access, and to stay connected, there is also wireless broadband Internet access.

Elaborating on the aesthetics of the homes on this 3.7-acre parcel, the developer says the design, by world-renowned architect Kengo Kuma, is inspired by the theme of breathing space. It is elegant and unique, with an interior that incorporates nature into the living space. The developer adds that the interiors of the town villas are designed with detailed attention paid to the overall quality and finishing which includes designer built-in kitchen system, designer wardrobes for the master bedroom and second bedroom, air-conditioners in living, dining, dry kitchen and all bedrooms, as well as high quality sanitary and hot water systems for all bathrooms. Some of the selected units will have a unique vertical garden and lush landscape designed by well-known French botanist, Patrick Blanc.

In addition, Kenny Heights Estate also boasts amenities and facilities such as a clubhouse, also designed by Kengo Kuma, which is equipped with a 25m lap pool, a wading pool a Jacuzzi spa pool, a gym and a wine bar.

With construction of Kenny Heights Estate underway and expected to be completed next year, the developer is now focusing its attention on the second parcel — Kenny Heights Sanctuary. This upcoming parcel consists of four condominium towers of which two will be the Conran Residence — said to be the first such officially branded scheme in Asia by the acclaimed Sir Terence Conran, founder of Conran & Partners whose portfolio includes the Roponggi Hills complex in Tokyo, Michelin House in the UK, and the Mandarin Grill in Hong Kong.

Phase one of Kenny Heights Sanctuary comprises two 38-storey condominium towers with signature interiors by Hecker Phelan & Guthrie of Australia (Tower A) and Conran & Partners (Tower B).

Each tower will boast 168 luxury units with 4 duplex penthouses. The condos feature 4-6 bedrooms in units sized from 1,859 to 3,748 sq ft. They boast a fully equipped designer kitchen, designer wardrobes in each bedroom (except the maid’s room), centralised air-conditioning systems and centralised hot water systems.

Each unit is allotted 2 to 3 parking bays in the garage and for those who want to stay connected online, there is access to wireless broadband Internet. The security system includes a smart home integration system or a security card access system.
According to Chow, the soft launch for first tower (Tower A) will be held on Nov 27. Indicative pricing for the condo is from RM780 psf.

In keeping with its name, she says 55% of the 9-acre parcel has been set aside for gardens. To this end, the developer has commissioned John Van Hage from Landscape London (gold medal winners of the Chelsea Flower Show) to design six distinguished, impressive gardens, each with their individual themes, within Kenny Heights Sanctuary.
