KUALA LUMPUR (May 25): A green-rated serviced apartment project from Exsim Development Sdn Bhd called The Leafz@Sungai Besi has achieved 95% sales in three months.

The Leafz@Sungai Besi sits on 3.3 acres (1.32ha) of freehold land and has a gross development value (GDV) of RM330 million. The project is located 3.9km from the upcoming Bandar Malaysia development in Sungai Besi, Kuala Lumpur.

It comprises three blocks (A, B and C) of 28 storeys with various facilities on the top floors.

There are 643 units with built-ups ranging from 750 to 1,430 sq ft commanding prices from RM381,500. Facilities include a clubhouse, a hanging garden, sky lounge, gym, swimming pool and more.

The Leafz takes pride in its Green Building Index accreditation.

"Buildings consume 60% of the world’s energy, so it is natural to get architectural structures to reduce its carbon footprints. We are of the opinion that making a development green is not just an option but a compulsory requirement," said Exsim business development head Michael Yam.

Yam said going green is not a trend but a growing awareness. "Developers should take the first move to educate the people on the importance of embracing green culture."

Among the project's green features are a solar panel system, a rainwater harvesting system, the use of LED lighting, a design that emphasises natural air ventilation and lighting within the apartments, lush green landscaping and green tinted windows. The official launch of the project was held two weeks ago.

According to Yam, the buyers are a mix of investors and those looking to occupy the units themselves. The Leafz @ Sungai Besi is slated for completion in the middle of 2015.

According to Yam, Sungai Besi is an upcoming suburban hotspot and the developer is looking for more opportunities in the town as well as the surrounding areas.

Exsim started its property development business with commercial and industrial projects in Kota Damansara. The company's existing projects include a condominium The Treez@Bukit Jalil and Nouvelle Industrial Park in Kota Damansara.
