Sunway seeks green rating for Sunway Montana clubhouse

KUALA LUMPUR: Sunway Bhd is aiming for a LEED Platinum certification for its RM10 million clubhouse at its Sunway Montana residential development in Desa Melawati, Kuala Lumpur.

Sunway Montana has a gross development value of RM520 million and about 60% of its 56.4-acre (22.8ha) freehold space will be landscaped.

The 19,000 sq ft clubhouse unveiled this week is among the first such building that will aspire towards a Platinum LEED certification, as it is designed to reduce energy costs by 40% and water use by 48% annually, said Sunway in a statement. LEED (Leadership in Energy and Environmental Design) is a green rating system developed by the US Green Building Council.

Among the clubhouse’s features are an overhang structure for shade and natural ventilation, sunshade louvres, photovoltaic panels, rainwater harvesting and an open layout encouraging natural light and ventilation.

The exclusive residents-only clubhouse has function rooms for events hosted privately or by Sunway Montana, as well as a fully fitted gourmet kitchen, yoga room, infinity swimming pool, a library and a viewing deck that offers views of the Petronas Twin Towers.

So far, just over a quarter of Sunway Montana’s phase 2 comprising 48 two-storey townhouses and 110 units of 1½-storey townhouses have been taken up. Only 82 homes were put on the market since it launched last December.

Both types of townhouses have land areas of 32ft by 85ft. The upper and lower levels of the 2-storey townhouses have built-ups of 2,750 sq ft and 2,449 sq ft respectively while the upper and lower levels of the 1½-storey townhouses have built-ups of 2,718 sq ft and 2,293 sq ft respectively.

The 2-storey townhouses are priced from RM1.57 million to RM1.69 million while the 1½-storey units are priced from RM1.46 million to RM1.58 million.

Occupying a 22.73-acre tract, phase 2 is next to the development’s own private 14-acre forest where the developer is creating a 30m skywalk and a 1km hiking trail for residents.

The development is targeted for completion in November 2015. Meanwhile, homes in phase 1 comprising 3-storey courtyard villas (57 units) and 3-storey semi-detached homes (50 units), have achieved take-up rates of 98% and 80% respectively since they were launched in October 2011.

The courtyard villas have built-ups from 3,584 to 3,674 sq ft and land area of 26ft by 82ft, carrying a price tag of a minimum RM2.3 million.

The semi-detached units have built-ups from 4,166 to 4,340 sq ft and land area of 44ft by 82ft, with prices starting from RM2.99 million.

The 19.67-acre Phase 1 is scheduled for completion in March 2015.
