KUALA LUMPUR: Bolton Bhd has launched its latest landed residential property project under the Tijani brand in Kuala Lumpur. Tijani Ukay will be built on a 23-acre leasehold site in Ukay Perdana in Hulu Kelang, Selangor.

Comprising 110 zero-lot bungalows and eight bungalows with an estimated gross development value of RM300 million, Tijani Ukay has already seen 50% sales, according to executive director Chan Wing Kwong at the project’s official launch yesterday.

Interestingly, about 20% of the buyers are from Sabah and Sarawak. “More enquiries are coming from those two states,” Chan said, adding that he sees a rising demand for zero-lot bungalows that come with good security.

“We decided to build zero-lot bungalows as families are smaller now and not many people want products with spacious land,” he said.

“There is also a growing trend of higher-end buyers who appreciate living within a low-density green enclave while at the same time seeking the exclusivity and security of a gated community.”

The zero-lot bungalows have built-ups ranging from 3,778 sq ft to 4,479 sq ft with land area sizes of between 3,821 sq ft and 6,523 sq ft. The starting price is RM2.4 million. The eight bungalow units offer built-ups from 4,916 sq ft and land sizes from 5,339 sq ft to 8,224 sq ft. Prices start from RM3.8 million.

Located about 2km from Zoo Negara, the gated project is close to Ampang’s Embassy Row, international schools and the city centre. The project is targeted at house owners who want to upgrade and investors who wish to capitalise on rental income from expatriate tenants, Chan said.

The land purchased in 2011 came with approvals for high-density development. However, Bolton wanted something more exclusive and submitted new plans for the current lower-density concept for the site.

“We wanted a place one can drive into, leaving behind the stress of the city,” said Chan, describing Tijani Ukay. He said since the site sits on a gradual gradient, the developer decided to work in accordance with its natural landform that includes a pond and a stream.

About 3.41 acres have been set aside for a clubhouse with gym, pool, and BBQ facilities, along with a 2.2km jogging track, a playground, half-basketball court and tennis court.
To ensure residents’ safety, the project comes with 24-hour security features such as security fencing with CCTV cameras and direct linkage to the guard house control centre. In addition, all units in Tijani Ukay are equipped with Video Voice Intercom to the guard house.

Chan shared that the Hulu Kelang area has become more accessible with the Duta-Ulu Kelang (DUKE) Expressway and as such he sees this area poised for further growth in the future. So much so, the developer is looking to acquire more land in the area.

Tijani Ukay is the third in Bolton’s series of high-end developments bearing its signature Tijani brand, the first being The Tijani luxury residential development in the exclusive enclave of Kenny Hills.

Bolton recently inked a RM480 million joint venture project with Mobuild Sdn Bhd in Kota Kinabalu, Sabah.

It has also scheduled about six property launches next year, one of which is Tower 28, the third block of its The Wharf Residence in Taman Tasik Prima, Puchong. Another launch is a project in the same locality offering a mix of condominium units and landed 3-storey villas.
