KUALA LUMPUR: Bandar Raya Developments Bhd (BRDB) has put up for sale five designer-furnished units at its award-winning The Troika, a luxury serviced apartment project located near the Kuala Lumpur City Centre (KLCC) area.

Dubbed The Cosmopolitan Series, the luxuriously furnished homes will showcase the work of five notable interior designers.

BRDB chief marketing officer KC Chong said: “The Cosmopolitan Series at The Troika was conceptualised as part of our ongoing marketing campaign to celebrate the completion of The Troika. Each of the five show homes reflects the distinct creative style of the designers who were carefully handpicked for the assignment.”

The first of the series put up for sale is The Manhattan by Geoffery Thomas Associates Sdn Bhd. This was followed by Yarra designed by Unit One Design Sdn Bhd. The Manhattan spans 3,273 sq ft and has a cool RM5.3 million price tag while the 2,339 sq ft Yarra is priced at RM5.9 million. The Manhattan showhouse has a contemporary minimalist look, consisting of a largely neutral colour palette while different textures such as marble and wood finishes complement the furnishings.

The remaining three units, priced at RM5.3 million each, are to be released by 3Q12. Alessi spans 3,028 sq ft and is designed by David Winter of Red Zephyr Studio Sdn Bhd, Mandalay is sized at 3,078 sq ft and designed by Nick Proud from RDM Design Sdn Bhd while Kensington, the largest unit of the entire series at 3,274 sq ft, is designed by NK Luxury Interiors Sdn Bhd.

The Manhattan by Geoffery Thomas Associates Sdn Bhd is the first of the series put up for sale.

According to Chong, 90% of the 164 luxury serviced apartments, eight penthouses and 57 units of small office home office (Sohos) have been taken up while the current occupancy rate stands at 40%. The units have seen a 50% capital appreciation since the official launch in 2007 when prices averaged RM1,000 per sq ft.  Current rental rates for residential units range between RM6,000 and RM15,000.

Spread over 2.13 acres, The Troika has a gross development value of RM650 million and is designed by renowned British architectural firm Foster & Partners. The development was completed last year and is located at the intersection of Persiaran KLCC and Jalan Binjai. The development comprises three towers of different heights — 50, 44 and 38 storeys.

Each tower has two units per floor that are exclusively served by two passenger lifts and one service lift. All units also come fitted with built-in kitchen and wet kitchen cabinets, built-in wardrobes in all bedrooms as well as sanitary ware and fittings in all baths, powder rooms and kitchens, where special features include back-painted glass for the wall.

Facilities at the luxury condominiums are a lap pool, wading pool, spa, sun deck, children’s playground and barbecue lawn, all located at Level 4. Other amenities include a sauna, gymnasium, outdoor recreational area, laundry room and function hall.
