About this project

When Sterling @ PJ (also known as Kelana Jaya Sterling) was launched in 2008, it was 100% sold within a short time. That may be due to its developer’s reputation, South Malaysia Industries (SMI), which has a spot on the main board of Bursa Malaysia. The developer also has businesses in investment and manufacturing. Among its property portfolio are Zenith Residences, Kelana Mahkota and Kelana Square in Petaling Jaya, and Dynasty 2 and Dynasty 3 in Kuchai Lama, Kuala Lumpur. 

Another selling point is of course its highly strategic location in Kelana Jaya, a matured neighbourhood between KL and PJ, complete with the essential amenities and connectivity. However, unlike its neighbouring residences, Sterling is positioned as a luxury condominium. 

Sports enthusiasts will be delighted to live here, as there is a well-equipped sports complex within its 6,600 sq ft clubhouse, which residents can utilise for social gatherings as well. Another feature which sets Sterling apart is its free broadband access in the common areas. 

<h3>Location</h3>

Sited near the Kelana Jaya post office, Sterling enjoys straightforward access to all the major links to virtually anywhere in the Klang Valley. It is a mere five minutes to Federal Highway and NKVE (North Klang Valley Expressway), and 10 minutes to Penchala Link, NPE (New Pantai Expressway), LDP (Damansara Puchong Highway) and Sprint Highway. 

For public transportation, residents can walk to the Glenmarie station, which is an extension of the Kelana Jaya LRT line. KTM Subang and KTM Setia Jaya, as well as RapidKL Kelana Jaya and RapidKL Taman Bahagia are also within easy reach.  

Groceries, daily supplies and eateries are available from the nearby Giant hypermarket and business centres like Kelana Square and Kelana Centre Point while a short drive will bring you to an array of retail therapy options including Paradigm Mall, 1 Utama, Sunway Pyramid, The Curve and Ikano Power Centre. 
It is surrounded by a range of higher-learning institutions such as Taylor's, Metropolitan, Inti, KDU, UNITAR and Kelana Jaya Community College. For schools, SMK Kelana Jaya and SRK Sri Kelana are around the corner. 


There is no lack of medical centres, among which are the Kelana Jaya Medical Centre, Pejabat Kesihatan Daerah Petaling, Damansara Specialist Hospital and Subang Jaya Medical Centre. 

Additional recreational spaces include MPPJ Sports Complex, Kelana Recreational Park, Kelab Golf Negara Subang and others. 

<h3>Analysis</h3>

As a luxury condominium among the regular ones, Sterling stands out like Barbie among the plain Janes. Of course, the premium means higher asking prices too. 

So, if you are looking to take advantage of the strategic Kelana Jaya location without having to pay too much, there are many other residential choices to pick from, especially those with freehold titles.  However, if you are willing to fork out a little more for some life indulgences and prestige, Sterling may be what you are after. At least the tags here are not as steep as those in the Kiara enclave.

The upper-class concept has attracted many expatriate tenants who find Sterling to be within easy commute to the Bangsar area. So buyers who are looking for recurring passive income can consider investing in Sterling. 

Its location near the highway can be a boon for travelling, but a bane in terms of peak hour congestion and traffic pollution.
