Zen Residence is a condominium development by Sentral City (M) Sdn Bhd located along Jalan Puchong in Puchong, Selangor. As its name denotes, the development aspires to promote a lifestyle that focuses on tranquility and green living.

The medium-density Zen Residence features only four units per floor (quadrant setting). There are five layout designs offering spaciousness and comfort tailored for today’s modern lifestyle. 

The multi-tier security system includes a guardhouse, card access, secured access for the lobby and car parks, as well as security patrols. 

<h3>Location</h3>

Being located along Jalan Puchong gives Zen Residence dwellers the convenience of accessibility via Damansara-Puchong Highway (LDP), Bukit Jalil Highway, KL-Seremban Highway and Kesas Highway. 

Being nestled within an established neighbourhood, residents will be served by Rapid KL buses and taxi services connecting the development to major areas in the Klang Valley. Additionally, the recently operated Bandar Puteri LRT Station is just 1km away.  

Nearby commercial centres such as Bandar Puteri Commercial Centre, Kinrara Business Centre, Bandar Bukit Puchong and Taman Industri Puchong gives residence a plethora of eateries, banks, clinics and retail shops to choose from. Adding to the shoppers’ options are IOI Shopping Mall, Tesco Puchong, Giant and Mid Valley Megamall, which are all within a few minutes’ drive from the condo.  

Schools that are located close by are Han Ming Chinese Primary School, SK Puchong Utama and SK Puchong Batu 14.

<h3>Analysis</h3>

Zen Residence was Sentral City's first property project. Despite some scepticism when it was first unveiled five years ago, the project has been popular with its advantageous location. The only drawback then was that the development was located in a less-developed area. However, rapid developments have taken shape within the vicinity. On the other hand, this has added to the already chaotic traffic congestion of Puchong.  

While the price was deemed expensive especially for a leasehold property back then, the first buyers and investors have enjoyed a good price appreciation. Meanwhile, investors are fetching rentals from RM1,300 per month (for the smallest unit) which cover the monthly repayments with a few ringgit to spare.

The uniqueness of the development, besides its Zen-inspired facilities, is its spaciousness and wide balconies or as some call it, lanai, compared to other high-rise developments in the vicinity. This kind of environment is ideal for family-living. 

While some residents will be overlooking views of graveyards, which can be an eyesore, the saving factor is that the overall development will continuously have fresh air all year long as it is located just 1km from the gazetted Ayer Hitam Forest Reserve.
