Tiara Heights is a collection of modernly-designed landed homes located in Sepang, Selangor. Completed in 2016, the development is made up of 153 units built on freehold land. The family homes are spaciously built, with high ceilings and large floor-to-ceiling windows for an added sense of space. Phase 1 of Tiara Heights consists of 91 semi-detached units, each 2,226 sf in built-up size. The 2-storey homes offer a functional 5 bedrooms and 5 bathrooms layout, with an ample car porch and outdoor space. Homes within this phase are relatively affordable, with prices beginning from RM450,000 to RM643,110 upon their launch. The following types of homes within Tiara Heights are much more luxurious in size and finishing, with just 10 exclusive units of the Callysia 2-storey semi-detached homes. The expansive homes come in 3,884 sf of builtup space, with 5+2 bedrooms and 6 bathrooms. In addition, the eco-friendly units are also equipped with a rain-harvesting system and an eco-ventilation feature, explanatory of its RM1.35 million launching price. The Allysia homes are also well-built, offering the luxury of space at 2,190 sf of interior space. The 5 bedrooms and 5 bathrooms layout also ensure comfortable living, with 48 units of this double-storey homes available. The homes are also priced on the steep side, at just over RM1 million. The Type C2 bungalows are also no less spacious, despite its 1.5-storeys height. The limited 4 units offer a 5 bedrooms and 5 bathrooms layout, all within 3,455 sf of built-up space. The expansive homes with their ample private gardens and large porches were launched at prices beginning from a little under RM1.3 million. Despite the comparatively high prices of the Tiara Heights homes, the neighbourhood does not offer additional facilities apart from perimeter fencing and security services, as well as some landscaping within the vicinities. However, the large size of the homes and the soaring prices of similar homes closer to the city may be factors worth considering for families in search of large landed homes. Though on paper, Tiara Heights is located in Sepang, it is in actual fact closer to Nilai, Negeri Sembilan, about 12 minutes’ away. There, a Giant and Tesco hypermarket cater to residents’ grocery needs while the commercial hubs around offer banks, clinics, post offices and more. Schools like the Nilai International School, SMK Dato Mohd Said, SK Dato Ahmad Manaf, and even institutions of higher learning such as the Manipal International University, INTI International University and Nottingham University are also well within reach. Situated close to several major highways like the Maju Expressay (MEX), the North-South Expressway (NSE), and the Putrajaya-Cyberjaya Expressway, also known as the B15 Highway, Tiara Heights is just over 45 minutes to KL city, 35 minutes to Putrajaya and 25 minutes to Cyberjaya.
