About This Project

Villa Orkid condominium is situated amongst the green hills and sprawling suburb of Segambut, which is located near Mont’Kiara and the North-South Expressway. Built in 2013, its developer, Brem Holding Bhd, wanted a low-density, medium-cost property that would meet all the needs of its residents in terms of facilities and amenities with added value. Each unit is provided with air-conditioning, instant water heaters, microwave and a built-in oven plus hood and hob. Centralised refuse and gas supply systems are built into the building also besides many other standard facilities typically found in an upper-middle class condominium. **##Location##** Villa Orkid is conveniently located near shopping centres, schools, government offices, clinics, shoplots, banks, restaurants and a host of other amenities. It is a short drive away from One Mont Kiara, Solaris Dutamas, Solaris Mont Kiara, Plaza Damas and the affluent Desa Sri Hartamas township. Garden International School, Mont’Kiara International School and the French International School of KL are also within a short driving distance. SMK Segambut Jaya and SK Sungai Penchala are some of the government schools close by. Kiara Medical Centre and Park City Medical Centre are within 15 to 20 minutes’ drive away. It is linked to the North-south Highway, Duta-Ulu Kelang Expressway (DUKE), Sungai Buloh Highway, Sprint Highway and the Damansara-Puchong Highway (LDP). Nearby are the Bougainvilla and Rosvilla condominiums and also the banking hub of Taman Sri Hartamas, which houses most of the mainstream banks. The Matrade headquarters and government offices like the Inland Revenue Board of Malaysia (LHDN) are not too far away either. **##Analysis##** Villa Orkid is clean, safe and quiet although it is considered slightly too near the highway and high tension cables adjacent to it. The location, which is a relatively new housing area, is not over developed yet and still has much greenery which is great for those who prefer nature. But in terms of value, this residence, being next to Mont’Kiara and not too far away from Jalan Duta and Bukit Tunku, is considered prime land laden with future prospects. The condo units, relatively large and spacious, are much less costly than those at Mont’Kiara just a short distance away. But the residents here enjoy roughly the same amenities surrounding them as the inhabitants of, say Mont Kiara Bayu. The finishing and materials used in Villa Orkid are of good quality while the maintenance fee is relatively low. Rental for a 1,577 sq ft unit can range from RM1,800 to RM2,300 while the rental for a 1,643 sq ft unit can range between RM2,000 and RM3,500, depending on furnishing. 2016 has seen prices fluctuate grossly but whether prices will survive the current downtrend will depend largely on the inherent good qualities and fundamentals of this property, which so far, as at end 2016, has proven to be good.
