重点报道:Damansara Jaya获多重利好加持

由Paramount Garden在1970年代时推出的Damansara Jaya(简称DJ),是一个Petaling Jaya内的成熟区域。 它可分为两个主区——SS22和SS22A,两者合计有2,000间住宅和商业单位。 今日的DJ已是发展完善且繁忙的城镇,无论周日还是周末,商业区的人潮不断,违例双重泊车的情况也很常见。 Kim Realty Sdn Bhd 总执行长Vincent Ng表示,在DJ区域中, 最受买家追捧的商店位置是Jalan SS22/19,因为这条街的商店面向大街,所以能见度最高。 而随着Atria购物商场重新开张,带来了更多人流,因而对区内的其他街道捎来喜讯。 Jordan Lee & Jaafar Sdn Bhd的 Petaling Jaya分行董事Sherman Tangga也认同,Atria 不但让整个DJ更热闹,该商场的停车位也为消费者带来更多便利。 在交通方面,连接DJ的道路在近几年来大有改善。以来往吉隆坡和DJ的道路为例,以前只有Jalan Damansara,但如今还可取道三条大道,分别是SPRINT、Lebuhraya Damansara-Puchong和North Klang Valley Expressway。 Sherman补充,虽然在Atria购物广场整修时期,有些面对工地的商店的生意下滑,但这些店铺的价格走势还是很稳定。 他说:“这些零售商店的交易价和租金在工程进行时,仍保持水平,甚至在2014尾到2015年间有所上升。” 根据Ng的资料,在1980年代,一间22尺乘 70或75尺的非角落间商店单位,售价是RM555,555.

Is Starhill Global REIT still as bright?

SINGAPORE (Nov 1): DBS Vickers Securities is maintaining its “buy” call on Starhill Global REIT (SGREIT) with an unchanged target price of 87 Singaporean cents, while CIMB Securities is reiterating its “hold” call on the REIT, lowering its target price from 86 cents previously to 81 cents.
