“产业投资是最保险稳当的投资”这句话,向来备受争议。 赞同这句话的人认为,房子是人们的必需品,加上土地是有限的资源,全球人口又不断增加,房价自然会稳步走高。 不过,也有人认为,全球经济疲弱将拖累房地产贬值,因此必须投入更多时间,才能获得理想的回酬。 无论如何,历史告诉我们,房地产投资就像是一场投资者和房价之间的马拉松竞赛,只要投资者能够坚持到终点,最终还是会获胜。 话虽如此,任何投资都会有风险的,就算是被视为相当安全的产业投资也不例外。 以下这五个"L"是投资房地产时,可能会出现的风险。 Legal risk(法律风险) 确认房屋契约的真实和买家或卖家的身份。 有些土地原本是作为住宅用途,但现在可能因为市政府重新规划,因而变成商业或工业地段。 确定你向正确的人或单位购买产业。破产人士没有权利决定产业买卖,所以买家必须确认本身向对的人或单位购买。 房产住户就是一个风险。在大马,业主无法向不缴交房租或非法住户采取法律行动。一般上,大马法律对产业住户比较有利。 Liquidity risk (流动资金风险) 房地产的投资模式,无法让投资者即时套现离场,因为无论是买家或卖家,都无法准确掌控房产转手的时间和价格。所以,这种投资比较利于拥有大笔流动现金的投资者。 就算顺利买入或卖出房产,脱售收益无法即时到手,新业主也难以即时将房产租出。因此,投资者在入场前,除了要有足够的本钱,也必须准备一笔储备金来应付突发支出,否则会得不偿失。 Leverage risk (杠杆风险) 房地产投资的魅力之处,就是可借用别人的资本来投资,所以风险相对来说比较低。不过,向银行或金融机构借贷也有一定的风险。 除此,若借贷者本身的借贷纪录出现问题,该借贷者也会面临杠杆风险,因银行或金融机构有权收回贷款。 在房产遭到法庭强制拍卖的情况下,通过该拍卖程序获得的款项,可能还不足以偿还亏欠的贷款,所以或需要业主自掏腰包支付差额。 重估房屋价值(在大马并不常见)的结果,或导致借贷者必须填补贷款的差额,以符合借贷机构的借贷条件。 Large sum risk(大笔资金风险) 虽然投资越多,回酬越高,但别忘了,投资越多的同时,风险也随着走高。 精明的投资者应该在可承担的风险范围内投资,并试着从中赚取最多的回酬。如果你不清楚本身的可承担风险水平,一些压力承受测试或许可以帮上忙。 高金额投资需要高度的专注力和严密管理,因为一个小疏忽就可能招致严重后果。 Long-term risk(长期风险) 产业投资是一项长期投资, 所以投资者应看准时机进场,以确保能获得最高回酬。 所谓世事难料,很多意外都会直接或间接影响房市。 长期累积的房产价值,或会因为市场崩溃而毁于一旦。在这种情况下,投资者的持有能力就十分关键。 精明的投资者必须十分了解自己的投资风险水平、能力和限度。 对领域和国家新闻保持一定的灵敏度,且定期与投资顾问接洽。 只接收可靠与受到证实的消息,并根据这些消息做投资决定。 要记得分散投资,不要把所有鸡蛋都放在同一个篮子内。 Chris Tan为TheEdgeProperty.
