However, other states that I have also covered were Negeri Sembilan, Melaka, Johor, Pahang, Perak, Terengganu and Kedah. As a Valuation Executive before my registration, my work comprises of inspection, measurement and survey of property, checking on planning and documents of titles, collecting and analyzing sales evidence of form opinion of value and drafting reports. This will be followed by confirming or discussion with the Registered Valuer prior to the finalization of the report. During inspection, I was trained to detect and check any apparent defects in the building such as cracks, poor maintenance and dilapidation, which may result depreciation of the buildings. I was also trained to read measurements according to the Uniform Methods of Measurement as prescribed by the Institution of Surveyors Malaysia. Lastly, I was trained in writing good professional reports by emphasizing on sentence construction, consistency, and headings, clarifications on assumptions and evidences and recommendations so as to keep the report simple and concise. Most of the valuations I have carried out were mainly for bank of finance loan purposes. Other purposes include auction, sale / purchase, court, corporate, land acquisition and submission to the Securities Commission. Several cases have been done and can be summarized as follows:- • Since year 2000 until now, I have done more than 50 transactions of residential properties that include sub-sales, new projects, auctions and inheritance. Others services such as renting, leasing, commercial properties and consultancy. • All these process I must know and handle not also related in estate agency services but we also must know the process of property law, contract, account, management and financing. Property Management IPC also managed a few individual properties that I involved in the management. My responsibility in the property management to make sure all maintenance, repairing, collection and management are accordingly successful by following with our planning schedule. My interest in this field began when I found many auction brokers that did not help the buyers to give true information about auction property. On that consciousness I followed the auction course, learned to be an auctioned agent and took a test of the Selangor auctioneer li-cense interview. As of today I have managed auctions for houses in Selangor. I tried to get a bank panel as their auctioneer. If my application as a Kuala Lumpur Auctioneer is successful, I will use this license as well. RESPONSIBILITY OF MY PROFESSION I was given the responsibility as an Associate Director at Valuation, Real Estate Department and Property Management to monitoring and supervision the report and valuation and listing properties carried out by our valuers, negotiators and clients respectively. My main duties to sign all report and valuation and make sure all reports delivered to our clients within stipulated time. I also render on professional advice with regard to market value and property market scenario to our clients for the purpose of sale, purchase, loan financing and feasibility study. In Real Estate Agency Services, we also provided to our clients the detail listing of auction and guideline how they want to buy auction properties. It is our job to make awareness to society that the auction properties have a good potential for an investment. To ensure that my jobs are fully efficient and quality, I always discussed with our clients and also with company management to solved client / staff problems and upgrade my knowledge through professional training and seminar.
