It was once king of the hill. Built in 1985, Menara Bangsar was a bet by Bandar Raya Developments Berhad on the potential of a neighbourhood located between KL and PJ during a bearish economy. Upmarket condos have since sprouted up around Menara Bangsar, including Jamnah View and BRDB’s own One Menerung at the back and Sri Penaga on the hillside opposite. Their affluent demographic is catered to by BSC mall just next door to Menara Bangsar, well within walking distance. BSC itself has expanded out of all recognition with the number of condos around it and offers all the amenities one could need, albeit with some sticker shock. 


Being located on the arterial road of Jalan Maarof means Menara Bangsar residents have to put up with the sheer volume of traffic and the dust, including at night, from seemingly unending construction projects, but it also means easy access to the MRT station now taking shape (2016). Rents and values should benefit accordingly.  


A clean, modern-looking structure (like giant lego bricks side-by-side), Menara Bangsar’s two 24-storey blocks have been refurbished and look the business, reflecting a well-managed property. Anecdotally, residents like the facilities that includes tennis and squash courts now rarely found in newer developments. Security and management are also selling points. The building’s fibre-optic network by Time Broadband is another value-added proposition. 


Residents here comprise mostly families, since the large unit sizes (1,600 sq ft upwards) and commensurate asking rents (around RM3,500 upwards) discourage singletons, although there are units shared by students from the nearby Help College; the bus stop just in front of the condo makes it easy. 


The biggest perk of living in Menara Bangsar is the peerless accessibility of Bangsar, say some residents who have lived in other parts of KL, including Brickfields and Bangsar South. Your living expenses go up; services and food here aren’t cheap, but you eat at nearby ’burbs where it is, and learn to cook well. Like similar areas in other parts of the world, Bangsar isn’t affordable to the hipsters it relies on to stay cool, and this is the problem.
