China-based and Hong Kong-listed property developer, Guangzhou R&F Property Co. Ltd. launched R&F Princess Cove in Tanjung Puteri, their maiden property development in Malaysia in 2014. Launching a whopping 3,200 luxury residential units in seven 35-storey towers in its first phase, this freehold development sets to be South East Asia’s first HOPSCA (hotels, offices, parks, shopping malls, clubhouses and apartments) Marina development. Combining modern lifestyle, business and leisure enclaves.

Apart from the luxury residential towers, the 116-acre freehold development will also comprise of grade A office towers and 5-star hotels, a 3-storey shopping mall with a gross floor area of 850,000 sq. ft. The residential units come in several types and built ups ranging from 797 sq. ft. to 1,387 sq. ft. which are priced from RM1,000 per sq. ft.

The first phase is slated for completion in 2018.

<h3>Our Verdict</h3>

Strategically located next to Johor CIQ and the Woodlands Causeway, this megaproject is bound to entice both locals and international investors especially Singaporeans who are looking for a weekend home for a fraction of the price compared to waterfront homes in Singapore. Another advantage these investors can take is that international investors are allowed to buy below the minimum RM1 million price point as the development plans were approved before the stipulated rules and regulation passed by the Johor government on 1 May 2014.
