Located between Bandar Sunway and Bandar Kinrara, Bandar Puchong Jaya is a 930-acre township in Puchong, Selangor. According to the agent who closed the deal, Wa Wa Liew of Pro-Tech Realty, the 2-storey terraced house is located at Jalan Nuri 14. The previous owners wanted to move and upgrade to another area so they decided to sell the unit. The buyer bought it for his own stay.

The unit was sold at RM695,000, which is below the market price of about RM730,000, due to the run-down condition of the unit, she added.

“The unit is over 20 years old and it was not in a very good condition, plus it had not been renovated, so it was sold below the market price,” she explained.

Taman Nuri is easily accessible via several highways such as the Shah Alam Expressway, Damansara-Puchong Expressway and Jalan Puchong. It is about a 30-minute drive from Taman Nuri to Kuala Lumpur city centre.

According to data from TheEdgeProperty.com, from 2012 to the second quarter of 2016 (2Q2016), the highest average transacted price for 2-storey terraced houses in Bandar Puchong Jaya was in 1Q2016, with an average price of RM794,867 per unit.

The available listings on TheEdgeProperty.com show that the average asking price for terraced houses in Bandar Puchong Jaya is RM853,600 per unit or RM510 psf.
