It is 6.5km away from 1Utama shopping centre, 8km away from IKEA Mutiara Damansara and around 4.5km away from the Surian MRT station.

According to Freeman Woo of MIP Properties, who co-brokered the rental deal with Christine Lim from Tech Realtors Properties, the owner had demolished an old bungalow on the site and rebuilt a new house which comes with a swimming pool.

“The tenant is an expatriate from Scotland, he has been searching for a suitable house the past one month and finally found this bungalow for him and his family,” he said.

He added that the tenant is from the senior management of a multinational company based in Shah Alam. He needs a big house for private functions as well as a home which is near to a golf club as he likes to play golf.

“We have viewed many houses in Mont’Kiara, Bangsar and Damansara Heights, however, nothing fulfilled his criteria, it is either too small or too old. Finally, we saw this newly-built bungalow which met all his requirements,” said Woo.

He said Tropicana Golf & Country Resort’s strategic location is the biggest attraction to buyers. It is 20km away from Kuala Lumpur city centre, 7km away from Subang Airport, 4km away from Ara Damansara and 6km away from Kota Damansara.

According to Woo, the monthly rental of bungalows in Tropicana Golf & Country Resort averages RM15,000, depending on the condition and age of the unit. .

“In this deal, the RM20,000 monthly rental was considered high but it is because it’s a newly-built bungalow and the owner has made some renovations according to the tenant’s needs, such as turning the koi pond into a swimming pool,” he noted.

According to TheEdgeProperty data, in 1H2016, there were eight closed sales at Tropicana Golf & Country Resort, with an average selling price of RM2,508,750.

Based on 751 sale listings on, the average asking price was RM5,421,315.

Meanwhile, there were 53 rental listings for Tropicana Golf & Country Resort which showed that the average asking monthly rent is RM9,850, putting the indicative asking rental yield at about 3.6%.
