JOHOR BAHRU (May 23): United Malayan Land Bhd’s (UMLand) is looking to launch Opal 2 in its Bandar Seri Alam township in Pasir Gudang, Johor in August.

According to Seri Alam Properties Sdn Bhd executive director Freddie Lee, the 6.45-acre freehold project will comprise 82 double storey cluster and semi-detached homes. Seri Alam Properties is a subsidiary of UMLand.

The gross development value of Opal 2 is about RM66.42 million.

The cluster homes in Opal 2 will have built-ups starting from 2,228 sq ft on land sizes of 32 ft x 70 ft and 36 ft x 70 ft. The semi-detached units are on a land size of 32 ft x 80 ft each. Prices start from RM788,000.

“We are targeting  upgraders who are currently living in double-storey terraced homes and apartments, young couples, family with children, investors, lecturers and doctors [who are working in Bandar Seri Alam],” he told TheEdgeProperty.com.

The project is the second phase of the Opal Residenz. In the first phase known as The Opal, there were 84 double-storey cluster homes and eight semi-detached homes. All non-bumiputera lots have been sold.

Lee said the 3,762-acre Bandar Seri Alam is already about 63% developed, and will probably take another 15 to 20 years to fully develop.

“Our projects in Bandar Seri Alam are mostly low-rise and they are very spread out. About 97% of our developments are low density and landed projects. Upon full development, we could possibly have about 150,000 residents in this township,” he said.

He added that the township offers a number of education facilities including the 23.24-acre Foon Yew High School which has been handed over in January and will be open soon.

Among the education institutions present in Bandar Seri Alam are Masterskill University College, Universiti Kuala Lumpur, Universiti Teknologi MARA, Excelsior International School, Japanese School, Malaysia Art School and seven national primary and secondary schools.

Lee added that the Regency Specialist Hospital – a member of Singapore’s Health Management International Ltd established since late 2009 –  located in the township has also contributed to the growth of medical tourism in the area.

“Plans are also underway for a third General Hospital to meet the needs of Johor Bahru residents,” he added.

On the proposed Lee Chong Wei International Sports City, construction work will most probably commence this year-end.

In March, Seri Alam Properties inked a memorandum of understanding to contribute a 22.1-acre converted commercial plot to Chong Wei Binajaya Sdn Bhd to develop part of the proposed Lee Chong Wei International Sports City.

Located in Bandar Seri Alam, the project is the brainchild of Malaysia’s badminton star Datuk Wira Lee Chong Wei.

It is envisioned to be a development that blends sports and lifestyle elements, comprising facilities such as multipurpose hall, serviced apartments, a hotel, hostel, office tower, commercial spaces and shops for retail, food and beverage, entertainment and recreation.
