According to the agent who concluded the purchase, Matt Tian of Reapfield Properties, both the seller and buyer are local investors.

“The seller is looking for new investment opportunities while the buyer is hoping to rent the house out for rental income. I reckon that this unit will fetch a rental of about RM3,500,” said Tian.

The seller bought the house five to six years ago for RM700,000 and has made capital gains of about 64.2%. 

According to him, there are many amenities in the vicinity and the area is also easily accessible.

“There are local and international schools nearby such as Sekolah Menengah Stella Maris and The International School of Kuala Lumpur. In terms of connectivity, the Duta-Ulu Klang Highway (DUKE) and the Ampang-Kuala Lumpur Elevated Highway (AKLEH) can be utilised. Meanwhile, there are also two additional upcoming highways to connect to the area to other locations including the Sungai Besi-Ulu Kelang Eleavated Expressway (SUKE) and East Klang Valley Expressway (EKVE) which are currently under construction,” Tian explained.

According to Tian, other leasehold properties in the area with similar built-ups and land area sizes have average asking prices of about RM900,000 while the freehold units have an average asking price of about RM1.3 million.

According to TheEdgeProperty.com’s listings available as at May 2017 showed that the average asking prices of terraced houses in Taman Sering Ukay is RM1.53 million while the average asking rental hovers around RM4,033.
