PETALING JAYA (June 13): United Malayan Land Bhd (UMLand) will be launching its D’Lagoon serviced apartment project in Taman Seri Austin, Johor Bahru on June 17 with adjusted price points. 

Introduced two years ago, the 6.56-acre project has a gross development value of RM162 million and will comprise 204 luxury serviced apartment units in two 20-storey towers and 58 units of landed strata homes, said UMLand Seri Austin chief executive officer Wong Kuen Kong.

The developer has adjusted the pricing to make it "more affordable to a wider segment of the market".

“[There is] no change to the layout and concept. We are targeting locals working in Singapore, young families who prefer an exclusive lifestyle and upgraders.

The built-ups of the apartment units range from 807 sq ft to 1,033 sq ft while the landed strata homes have a built-up of 2,796 sq ft.

“Prices will start from RM491,800 for the apartments while the landed strata properties will be priced from RM968,800 onwards,” he told TheEdgeProperty.com.

It was reported by The Iskandarian Online that the apartment units and landed strata homes were previously priced from RM606,800 and RM1,453,800 onwards, respectively.

Wong added that the project carries the concept of “living by the lake” and is surrounded by a plethora of amenities and facilities.

“Besides providing quality homes, serene ambience, great accessibility and connectivity to residents, Taman Seri Austin is also the first township to sign agreements with Telekom Malaysia Bhd to provide high-speed broadband to all residents,” he added.

Amenities surrounding D’Lagoon include Sunway College Johor Bahru, SJK(C) Foon Yew 5, Fairview International School, Austin Heights International School, Sultan Ismail Hospital, Starhill Golf Resort, Austin Heights Gold Resorts, AEON Tebrau City shopping centre, Tesco hypermarket and the upcoming IKEA store.

Wong said the project is slated for completion by 2021.

Facilities for the luxury apartment include jogging tracks, swimming pool, sky garden, sky lounge, multi-purpose hall and playground.

Moving forward, Wong said Taman Seri Austin will also have affordable housing to cater for the lower-income group. “As a result, we shall have a wide range of products for homebuyers,” he said.

Established in 2005, the 500-acre freehold Taman Seri Austin is 75% developed and has a population of about 30,000.

It was recognised as the first Smart Healthy City and Communities Township in Iskandar Malaysia by Iskandar Regional Development Authority (IRDA) in 2014.

The township is also home to a 36-hole golf and country resort.
