Semanja Park Terraces

PETALING JAYA (June 17): Yuwang Group’s Semanja Park Terraces has achieved a more than 90% take-up rate since its launch in March and April last year.

Semanja Park Terraces is one of the projects in Semanja Kajang, a 58-acre, freehold township located 300m off the Kajang-Semenyih bypass and which will be developed in four phases.

According to Yuwang Group project development director Loh Kok Theng, there will be two types of terraced houses in Semanja Park Terraces – Type A and B. The development will sit on a 16.3-acre plot and has a gross development value (GDV) of RM166 million.

Launched in March 2016, Type A has 97 houses with built-ups of 2,425 sq ft to 2,605 sq ft. To date, 95% of the homes have been taken-up, said Yuwang Group executive director Tan King Hong.

“We technically completed the sales of the Type A units in just nine months. Only a few cases of loan rejections are weighing down the sold-out status. We have only a few units left,” he told City & Country.

For Type A double-storey homes, the current selling price is from RM776,000. The launch price was RM730,000 and these properties are expected to completed by 1Q2018.

Meanwhile, there are 96 Type B houses and 99% of them have been sold. They have built-ups of between 2,537 sq ft and 2,750 sq ft. Current selling prices start from RM792,000 while the launch price was RM760,000. The Type B houses will be completed in 1Q2019.

“We are targeting first-time homebuyers who have a bigger budget, those looking to upgrade to a landed property, parents buying houses for their children and those seeking a family or retirement home.

“For example, people from neighbouring Cheras will find landed properties in Kajang more affordable, such as 2-storey link houses costing less than RM1 million,” said Tan.

Besides Semanja Park Terraces, Semanja Kajang will comprise Semanja Garden Homes (bungalows and semi-detached homes), Semanja Residences (high-rise homes), Rumah Selangorku and commercial units. There will also be a 100ft wide landscaped boulevard called 100’ Boulevard.

Moving forward, Yuwang Group is looking to launch a 100-acre mixed-used development in Tawau, Sabah by end of the year; and the 1,300-acre Aerofront City near Kuala Lumpur International Airport, which is tentatively scheduled to unveil in 2020.
