Urbana Residences is one of the newest serviced apartment projects in Ara Damansara, Petaling Jaya. It was completed and handed over about a year ago.

According to Joseph Lim from Hartamas Real Estate (OUG), the negotiator who facilitated the deal, more than 50% of primary buyers of Urbana Residences were investors from Sarawak.

“This could be something to do with the developer, Weida. Weida is originally from Sarawak. The seller of this unit is also an investor from Sarawak,” he noted.

Meanwhile, the buyer is a 25-year-old, first-time purchaser who had worked for two years before signing the sale and purchase agreement. “He was looking for something that was not too big and at around RM600,000 in Ara Damansara. The asking price of this unit was initially out of his budget but after considering all the furnishings, he said ‘yes’ to the deal,” Lim shared.

Lim said the average transacted price for units with the same built-up is around RM620,000 to RM640,000, depending on the furnishing and direction.

He described the project as a good investment choice because it is sought after by expatriates, especially the Japanese community, due to its proximity to the Japanese School of Kuala Lumpur and the offices of a number of international Japanese corporations, such as Maruka Machinery Co Ltd and Hitachi Zosen Fukui Corp.

He added that a partly furnished 807 sq ft unit in Urbana Residences could fetch a monthly rent of RM1,700 to RM2,000.

There are 15 listings on EdgeProp.my as at Sept 25, with asking prices psf ranging from RM726.56 to RM805.45.
