“These are the reasons that attracted buyers and tenants to this area,” he added.
This rental agreement was for a three-year lease at RM1,300 per month.
Chan feels that this was a good deal as tenants will usually only rent for one to two years, but in this case, the tenant who likes the convenience and accessibility of the property and general location decided to sign on for three years.
“For the owner, who purchased the unit for rental return, it is a win-win deal as he secures a reliable tenant offering stable long-term income,” he explained.
According to data from EdgeProp.my, there were seven transactions in Prisma Perdana Condominium with average selling prices ranging between RM353,000 and RM320,000 in 2016. The average selling price is RM408 psf.
Based on nine listings, the average asking monthly rent is RM1,311 or RM1.56 psf, translating into an indicative asking rental yield of about 6% as at Oct 10.
