Taman Sri Puchong is a leasehold mostly-residential development in Puchong, Selangor that comprises terraced houses, flats and shophouses.

The development is 19 years old, with 80 years remaining on the lease. It is accessible via the Damansara-Puchong Expressway (LDP) and hosts various amenities such as convenience store, restaurants, supermarkets, clinic and automobile repair shops.

Besides the amenities within Taman Sri Puchong, residents may also benefit from other facilities nearby such as Tesco Extra Puchong, Columbia Asia Hospital and banks at Bandar Puteri Puchong, located just a few kilometres away.

According to 1TPE Realty Sdn Bhd negotiator Wong Hor Yan, who concluded the deal, the seller decided to let go of the unit at RM300,000 to realise some gains, while the buyer purchased it for self-occupation.

The seller bought the unit at RM170,000 in 2014 from the auction market for investment purposes, she said.

“The current market price for such low-to-medium-cost 2-storey terraced houses in Puchong is about RM270,000. The transaction price of RM300,000 is slightly higher than the current level but it caught the buyer’s attention as the price is still considered attractive in Puchong,” she added.

According to data collated by EdgeProp.my, there were 41 transactions of terraced houses at Taman Sri Puchong from January 2012 to June 2017.

The highest transacted price of RM550,000 was recorded in the first quarter of 2016 (1Q16) while the latest average transacted price is RM430,000 in 3Q16.

Meanwhile, the available listings on EdgeProp.my showed that the asking price for terraced houses at Taman Sri Puchong range from RM353,000 to RM655,000.
