Sitting on a four-acre freehold site, One Central Park is accessible via a major highways, including the Damansara-Puchong Expressway (LDP), North-South Expressway, Kepong-Selayang Highway and Duta Ulu-Kelang Expressway.

The development is just a stone’s throw away from the central park and The Waterfront, a retail and entertainment centre comprising various F&B outlets, banks, boutiques, health and beauty stores, child enrichment centres, hobby shops, convenience stores, and service providers.

According to Wong Ai Ling (of Yit Seng Realty), who co-brokered the deal, the condo which sold at RM1.26 million comes with air conditioners, sanitary fittings, built-in kitchen cabinet and hood and hob.

The features that won the buyer over were the L-shaped balcony, spacious living space, scenic garden view and the wide range of facilities nearby, she said.

“The seller bought the unit in 2015 at around RM790 psf for investment, then decided to sell it to reap the profit. Meanwhile, the buyer bought the unit for his own occupation. The transaction price of RM1.26 million is on par with current market values,” she added.

Due to a lack of transactions, data for One Central Park is not available.

According to the listings on EdgeProp.my, the average asking price for a condo in the development is about RM1.45 million or RM1,011 psf. The average asking monthly rent is RM4,331 or RM3.15 psf as of Dec 13.
