According to Meifen Low, the negotiator who closed the deal, the owner is an investor from East Malaysia who bought the unit many years ago.
“The owner used to rent the unit for investment gain. About two months ago, he engaged me to look for a tenant for him. Before this, he lent the place to a friend to stay temporarily,” said Low.
Low closed the deal in two weeks. The tenant rented the place as holiday home.
“The unit is in good condition and fully furnished. It is also in the right size of 750 sq ft with two bedrooms and two bathrooms. It is a very limited layout in the same project,” said Low.
The tenant also likes the location of the property – at Jalan Galloway, it is a short walk away from many shopping malls, and is also accessible by public transport.
“He is also happy that the place is managed by Swiss Garden International Hotel,” she added.
According to Low, the rental of RM3,000 per month is within market range, which is currently between RM2,800 and RM3,200.
The asking price for the project is RM1,200 psf although early this year, the bank had revalued the price to an average of RM1,000 psf.
“However, due to the limited number of 750 sq ft built-up layout units in the project and as it is fully furnished, this unit can fetch a higher price if it were to sell,” said Low.
As at March 29, there are 32 rental listings of Swiss Garden Residences on EdgeProp.my. The asking rental price psf per month ranges from RM3.54 to RM8.
Meanwhile, the current asking price for Swiss Garden Residences on EdgeProp.my ranges from RM728 psf to RM1,333.33.
