Developed by Shayher Development Sdn Bhd, Segar View Condominium is a 12-year-old low-rise, low-density residential development located in Cheras, Kuala Lumpur.

Comprising two 6-storey blocks, Segar View Condominium has just 84 units in total with two types of built-up – 915 sq ft and 1,001 sq ft.

It is accessible via the Kuala Lumpur Middle Ring Road 2 (MRR2), Jalan Cheras and Cheras-Kajang Expressway while close to Cheras Leisure Mall, Giant Supermarket, Cheras Plaza and Taman Mutiara MRT station.

Due to its strategic location and proximity to the Cheras Leisure Mall and Taman Mutiara mass rapid transit (MRT) station, the condo is highly sought after by buyers, said Michael Wong of Dynamic Realtors who concluded the deal.

The average asking prices for the condos in Segar View Condominium have increased from RM500,000 to about RM550,000 after the Sungai Buloh-Kajang MRT line was completed, he noted.

“This is a renovated, fully furnished and well-maintained unit that stands out from the other units in the development. On top of that, the location is very strategic as a wide range of amenities is situated close to the condo,” he said.

He added that the buyer, who immediately decided to purchase the unit during the first viewing, is buying the unit for his son, who is studying at a nearby university.

“The seller, on the other hand, is selling the unit to go back to his hometown after he retired. The seller has been staying in the unit since he bought it from the developer,” he said.

According to EdgeProp.my’s data, there were 20 transactions in Segar View Condominium between the first quarter of 2012 (1Q2012) and 4Q2017, with an average transacted price of RM509 psf. The highest average transaction price of RM604 psf was recorded in 2Q2017.

Based on the sales listings on EdgeProp.my, the average asking price for condominiums in Segar View Condominium is RM542,571 per unit or RM573 psf, while the average asking rental price is RM1,919 per unit or RM2.02 psf, according to rental listings as at Aug 1. The indicative rental yield for the units is not available at the moment.
