Located at a strategic location, Taman Seputeh is one of the earliest housing developments in Seputeh that dates back to the 1970s.

Surrounded by plenty of amenities, this neighbourhood mainly consists of landed properties such as linked houses and bungalows.

According to PropNex Malaysia’s Eunice Yong, who concluded the deal, the 5-bedroom bungalow is more than 20 years old and it has been on the market for about nine months before it was acquired by the buyer.

“The buyer stayed in Bukit Jalil but he is working in KL Sentral. He likes the location of this bungalow as it will be more convenient for him to commute to work, so he decided to buy it and move in with his family,” Yong told EdgeProp.my.

She added that the condition of the property is not really in a good state due to the age of the building.

Hence, the new owner is planning to give the house a major makeover before moving in, she said.

“Nevertheless, the transacted price of RM2.6 million is below the current market price of some RM3 million for such bungalows in the area, so I would say this home is worth buying,” she said.

Based on data collated by EdgeProp.my, there were 15 transactions of bungalows in Taman Seputeh between 2Q12 and 2Q17, with transacted prices ranging from RM1 million to RM6 million.

The highest transacted price of RM6 million was recorded in 4Q16. There was only one transaction in 2017, where the property changed hands for RM2 million.

As at Oct 17, there are two bungalows in Taman Seputeh listed for sale on EdgeProp.my: one with a land area of 5,572 sq ft and an asking price of RM3.95 million while another has 8,000 sq ft of land area and is asking for RM4.2 million.
