Seringin Residences is a modern condominium in Taman Gembira, Kuala Lumpur. The project developed by See Hoy Chan Sdn Bhd Group was completed in 2014.

The project comprises two 24-storey towers housing a total of 542 units with built-up sizes ranging from 1,523 sq ft to 6,760 sq ft. Facilities include a multipurpose hall, a 50m swimming pool, a tennis court, sauna, gym and dance studio.

According to Adeline Teh, the negotiator who closed the deal, the purchasers are from China who bought the unit in May this year for their own stay while the seller was looking to liquidate the unit for other investment purposes.

“They [the purchasers] like the strategic location of this place and also the full range of facilities,” Teh said, adding that the project is also attractive because  it is low density and  it has a 700m jogging trek surrounded by greenery.

Teh pointed out that both seller and buyers were happy with the deal. “The seller managed to get a slightly higher price compared with some of his previous transactions. While the buyers [were] able to get a unit that matched all their requirements,” she explained.

She added that the unit is ideal for the purchasers because it was cozy and well maintained. It also comes with both KLCC and greenery views.

“We have shown the purchasers many units. Some are even at slightly lower price but the purchasers were willing to pay a slight premium to get their ideal unit,” she said.

The deal was concluded with a price tag of RM1.35 million or RM634.40 psf.

Based on EdgeProp.my’s listings, as at June 21, the average asking price for Seringin Residences was RM1.41 million or RM614 psf.

Meanwhile, based on rental listings, the average asking monthly rent of the units was RM3,986 or RM1.87 psf.
