Pavilion Hilltop Mont’Kiara is a joint venture project by Pavilion Group and Kuwait Finance House. It is a leasehold condominium project completed just two years ago. The project comprises three blocks housing a total of 621 units with built-ups ranging from 1,200 sq ft to 1,830 sq ft.

The development’s facilities include swimming pool, gym, library, game room, herb garden, basketball court, just to name a few. 

Alfred Chua of Big Plus Properties Sdn Bhd, the negotiator who concluded the deal worth of RM1.22 million, shared that the seller was a property investor.

“The unit has never been occupied. It comes with the original fittings and built-ins from the developer such as kitchen cabinet, air-conditioners, toilet wares and kitchen electrical items such as fridge and microwave. The seller decided to cash out for another investment opportunity,” Chua told

Meanwhile, the buyers are a foreign couple who moved to Kuala Lumpur for their children’s education.

“The couple had viewed a few units at Pavilion Hilltop but they liked this unit the most. They felt at home when they were viewing this unit,” he recalled.

He added that the buyers liked that the unit has never been occupied and is in brand new condition.

The transacted price of RM1.22 million, said Chua, is fairly reasonable given the mint condition of the unit in a low-density development in Mont’Kiara.

However, as there are more units for sale than buyers, Chua said the transaction prices of units here have been hovering between RM950 psf and RM1,000 psf over the past eight months.

“On average, there are one or two transactions at Pavilion Hilltop every month but there is more supply than demand,” he shared.

The asking price for Pavilion Hilltop units listed on as of Aug 21, 2019 ranged from RM916.67 psf to RM1,250 psf. Meanwhile, the asking rent per month ranges from RM3.75 psf to RM4.21 psf.
