D’Villa Botany is located at Jalan Kenyalang area in Kota Damansara, behind the NSK Trade City - one of the popular grocery shopping places for the residents in neighbouring areas.

Developed by Sunway Integrated Properties Sdn Bhd, it is one of the earlier phases gated and guarded residential development in Kota Damansara.

According to Ann Soh from Metro Rec Sdn Bhd, who concluded the deal, Kota Damansara has becoming one of the most sought after address in Petaling Jaya for its proximity to various amenities and major business hubs like Mutiara Damansara, Damansara Uptown and Bandar Utama.

Landed houses in earlier phases offered spacious land areas which has made these properties become popular choices for own-stay buyers. Soh has concluded a sales deal for a 4,951 sq ft double-storey terraced house in Jalan Kenyalang area for RM2.6 million.

“The former owner has fully renovated the unit and extended the house for additional 951 sq ft (built-up size), making the house even spacious. However, he has retired and the children have moved from the house, hence he decided to downsize to a condominium and let go of this house,” added Soh.

Although the selling price is around market price, Soh reckoned that this is a good deal as the former owner has done all the renovation with extensions. “The buyer is happy as this is a well-maintained unit and no extra renovation is required,” she said.

EdgeProp.my data showed that there were four transactions of semidee homes in Kota Damansara sold at an average price of RM2.42 million or RM467 psf. From 2015 to 2018, there were 25 semidees that were sold here for between RM261 and RM551 psf.

As at early June 2020, there were six semidee homes listed for sale on EdgeProp.my with the average asking price at RM2.74 million or RM563 psf.
