PETALING JAYA (Aug 7): Residents at Estuari Gardens in Iskandar Puteri, Johor, will soon see their township becoming a popular destination for watersports and leisure activities after a series of rejuvenation projects.

Developed by UEM Sunrise, the 387-acre Estuari township is part of the 1,247-acre Puteri Harbour in the southern state.

COO Zamri Yusof told EdgeProp.my that the rejuvenation plan will be implemented in stages, including developing the One°15 Marina Puteri Harbour which will comprise of a 265-berth private marina, a 14-berth mega-yacht marina and an exclusive clubhouse.

To attract the crowd to visit Puteri Harbour, place-making is also essential to draw people’s attention back to Nusajaya again.

“We hope to introduce watersports and water leisure activities at Puteri Harbour Marina to create excitement and buzz for the residents and surrounding community. We will also refurbish Marina Walk to attract new F&B outlets,” he added.

With all these efforts, Estuari Gardens is poised to garner homebuyers’ attention for its proximity to all these upcoming developments.

Estuari Gardens is a nature-inspired residential enclave located within the Estuari township, which is a part of Puteri Harbour’s masterplan.

Spanning a freehold land area of 47.77 acres, Estuari Gardens consists of 350 double-storey superlink houses. The development (completed in August 2018) was the first landed homes launched in the Puteri Harbour waterfront development.

Estuari Gardens comes with four layout choices, with built-ups ranging from 2,708 sq ft to 3,780 sq ft. Selling price starts from RM1.3 million. The units are arranged in a cul-de-sac layout to provide exclusivity and privacy.

The gated-and-guarded enclave is fenced with anti-climbing fencing and is secured by CCTV and a 24-hour security service. Facilities include walkways and cycling paths, children’s playground and exercise area fitted with outdoor fitness equipment.

Estuari Gardens boasts a 13-acre designer-crafted landscape area with mature trees. The development also dedicates 4.9 acres of space to a lush Central Garden to cater for long outdoor walks -- the paths are well-lit and suitable for nighttime jogs. There is also a scenic lake with a suspension bridge.

Sitting right next to Estuari Gardens, the One°15 Estuari Sports Centre is set to begin its full operation in end-September 2020. The clubhouse will come with facilities including tennis courts, badminton courts, Olympic-size swimming pool, squash courts, gym, sauna and more. Tennis, badminton and swimming lessons would also be available.

Estuari Gardens is connected via Iskandar Coastal Highway, Lebuh Kota Iskandar and Malaysia-Singapore Second Link Expressway. Nearby amenities and attractions include Raffles American School, Marlborough College Malaysia, Educity, Puteri Harbour International Ferry Terminal, Gleneagles Hospital Medini Johor, Columbia Asia Hospital, Legoland Malaysia, Sanrio Hello Kitty Town, and Mall of Medini.

To make it easier for potential buyers to own their dream home, UEM Sunrise has recently launched “The Happy Chase” campaign in conjunction with HOC 2020/2021 for selected projects. The Happy Chase Package includes RM1 booking fee, 10% upfront discount, extra rebates, waiver on SPA and loan legal fees, and many more (subject to terms and conditions).

“Amid a challenging market condition, our focus remains on local project deliveries through our marketing and branding campaigns. We will ensure that communications and promotions are sensitive and relevant to the current situation, to drive awareness and create leads. This is key to rebuilding our sales funnel via reservations and booking,” Zamri said.

He shared that the developer’s strategic divestments and inventory monetisation programmes will continue, as it has earmarked several assets for disposal including strategic and non-strategic lands.

“Stability in our financial position provides a strong foundation for us to weather the storm ahead. We also see that with the economy picking up, sales numbers are starting to come in again,” he added.
