IJOK (Sept 15): LBS Bina Group Bhd (LBS) has unveiled affordable landed homes Ritma Perdana, the fourth phase of township Alam Perdana in Selangor. Due to encouraging response to its previous phases in the township, LBS pushes forward with the new phase, which has a gross development value (GDV) of RM611 million.

LBS Bina Group managing director Tan Sri Lim Hock San said in a press release: “LBS’ Alam Perdana township has been receiving good take-up rates since its first launch in November 2017. The first two phases of LBS Alam Perdana township — Irama Perdana and Simfoni Perdana — have been handed-over to buyers at the beginning of this year. Rentak Perdana’s double storey terrace houses and single storey semi-detached houses were fully sold out. Thus, it has led us to continue building more affordable homes and we are confident that the new phase, Ritma Perdana, will reprise the success.”

“The township is a gated and guarded township designed to create an inspiring community living. Facilities and spaces are put together to inspire bonding and bringing people together. With the addition of Ritma Perdana, we believe the community will continue to grow and flourish within this township,” Lim said. 

“With the reintroduction of Home Ownership Campaign (HOC) and LBS #DudukRumah deals Plus HOC Campaign, it will spur homeownership, allowing Malaysians to own affordable homes in a strategic location,” he added. 

Ritma Perdana comprises 250 units of townhouses and 901 units of double-storey terraced houses. With built-ups ranging from 1,191 sq ft to 1,308 sq ft, the townhouse units offer land areas of 22ft by 80ft and 22ft by 95ft with prices starting from RM418,000 (for a 3-bedroom and 2-bathroom layout). 

For the double-storey terraced units, the built-up is 1,420 sq ft with a land area of 20ft by 60ft. The units are modern with spacious 4 bedrooms and 3 bathrooms layouts. These terraced houses are priced from RM529,900 onwards. 

According to the developer, Ritma Perdana emphasises an open concept interior, surrounded by verdant greens and a safe environment for families. It also offers a host of security features and facilities to homebuyers and is surrounded by amenities to improve livability. 

The new phase offers 37 facilities catered for an active lifestyle. The development is highly focused on community engagement with facilities such as gardens, sports courts, community centre and barbeque pits. 

Ritma Perdana forms part of the Alam Perdana township in Selangor. The 469-acre township is connected via major highways, namely the Guthrie Corridor Expressway, LATAR Highway, North-South Expressway, NKVE Highway and the upcoming Damansara-Shah Alam Elevated Expressway (DASH). The township is close to other developed towns like Sungai Buloh, Shah Alam, Rawang, Damansara Perdana and Meru.
