Developed and completed by B&G Tropical Sdn Bhd in 2017, Tropical Villa consists of 64 villa-style townhouses on a 2.86-acre land in Seri Kembangan, Selangor. Each villa comes with four carparks and a private lift lobby that connects directly to the podium and living unit floor, which is designed to be both disabled- and elderly-friendly.

PropNex Malaysia property agent Paul Ng told EdgeProp.my that the unit rented out last year-end is owned by a foreign property investor.

The fully-furnished unit attracted the tenant for its good condition and well-maintained environment. Its privacy and spacious living space also fulfilled the tenant’s requirements.

“The tenant also liked that each bedroom had its own bathroom and there were sufficient parking lots,” Ng said.

He deems it a good deal as both the tenant and owner have come to an agreement on the monthly rental smoothly.

While there was no transaction recorded on Tropical Villa in 2019 and 2020 in EdgeProp Research, seven units were up for sale on EdgeProp.my at an average transaction price of RM1.41 million or RM464 psf in early February.

Meanwhile, four units were listed for rent at the same time for an average asking monthly rental of RM4,775 or RM1.80 psf.
