The Residences is a luxury bungalow enclave developed within The Glades project by Sime Darby Properties in 2014. It is easily accessible through major highways including South Klang Valley Expressway, Damansara-Puchong Highway and Federal Highway. It is also only 0.8km away from Subang Alam LRT station.
Chester Properties agent Mohd Faez Muzamel transacted a deal here worth RM4.2 million, which he deemed a steal.
“The owner had been trying to cash out this unit for a few years, but only recently we found him a buyer successfully,” said Faez. “The buyer liked the unit because it was one of the closest to the clubhouse and it faced a lake.”
Another reason that motivated the buyer in making the purchase decision was it was very close to his office, and the unit came with a lot of spare land, which was ideal to convert into a car porch.
Commenting on the deal, Faez said it was a good deal for the buyer as new similar bungalow houses in the area cost RM5 million and above. Though it was an unfurnished unit, the house condition was fairly good, and no major refurbishment was needed.
According to EdgeProp data, three units at The Glades were transacted at an average price of RM3 million or RM478 psf in 2019. No transaction was recorded in 2020.
As at November 2021, seven units in The Glades were listed for sale in EdgeProp.my. The average asking price was RM3.82 million or RM607 psf. Meanwhile, no rental listing was recorded.
