“The seller, a senior citizen, had planned to accept her brother’s offer to take up their childhood family home elsewhere and stay nearer to him. So, she had wanted to sell this property for some time,” Reapfield Properties (HQ) Sdn Bhd real estate negotiator Emily Yap Soo Peng, who brokered the sale, told EdgeProp.my.
She added that the buyer had been residing in the same area and wanted an upgrade. “He liked this bright and airy corner house with the well-maintained garden and ample parking space around. He believed it was an ideal house to host his grandchildren who regularly visited,” enthused Yap, adding that it was very difficult to find a house of this kind for sale in Bandar Sri Damansara.
“The last transaction of a corner unit was in March 2017 at RM1.15 million. In the current market, the selling price of RM1.1 million was a win-win deal for both buyer and seller,” said Yap.
Based on data from EdgeProp Research, there were 72 terraced homes for sale in Bandar Sri Damansara as of mid-Nov 2021 with an average asking price of RM950,972 or about RM516 psf based on land area.
For 2020, there were 28 transactions for these homes at an average price of RM844,536 or RM478.68 psf based on land area.
