PETALING JAYA (Dec 9): Mah Sing Group Bhd officially launched its M Astra sales gallery on Thursday. M Astra is a high-rise mixed-development project comprising two blocks of serviced suites in Setapak, which will be officially launched next quarter.

M Astra, which means "star" in Latin, will have three-bedroom and four-bedroom units, with indicative built-ups ranging from 850 sq ft to 1,044 sq ft. Prices start from RM399,000. The project sits on a five-acre land, which is envisioned to feature retail lots and drive-thru food-and-beverage outlets. Its architectural design incorporates the idea of courtyards to create a garden city living concept.

Officiated by Federal Territories Deputy Minister Datuk Seri Jalaluddin Alias, the official launch of M Astra sales gallery was attended by Mah Sing founder and group managing director Tan Sri Leong Hoy Kum, Mah Sing group chief executive officer (CEO) Datuk Ho Hon Sang, Mah Sing executive director Datuk Steven Ng, Mah Sing executive director Datuk Seri Leong Yuet Mei, Mah Sing CEO of property subsidiaries Yeoh Chee Beng, Mah Sing director of group strategy and operations Rachel Leong, Mah Sing chief design officer Kevin Lew and Mah Sing's senior management team.

Jalaluddin applauded Mah Sing for remaining resilient and perseverant throughout the pandemic by catering to the M40 market. "The Ministry of Federal Territories is working closely with the private sector that is committed to building residences in strategic locations with the provision of complete public facilities. We urge property developers to build more affordable [properties in the] affordable [price] range at the right locations where supply is not meeting demand," he added.

He also shared that the ministry has been receiving complaints regarding the quality of developments. Hence, Mah Sing highlighted that it will continue developing affordable residentials without compromising on quality.

Hoy Kum said that the company foresees the overall economy to recover and the property market will accelerate. "We observed an upward trend in our property sales, mainly from the company's M-Series of affordably priced high-rises in the central business district and landed properties located in strategic locations with good catchment areas.

"We are cautiously optimistic about the property market outlook and remain bullish about our M-Series, hence continuously eyeing more lands in the Greater Kuala Lumpur, Klang Valley, Johor and Penang. In addition, we are also looking at other property hotspots in Seremban, Melaka and Perak to develop affordable landed homes," he added.

Meanwhile, Ho noted that M Astra is the developer's second mixed development in the area, following M Adora located in Wangsa Melawati.

"M Adora has recorded a 90% take-up rate for its two towers, hence we are confident that M Astra will also be well received. M Astra caters to first-time homebuyers, upgraders and young families who prefer the city lifestyle with ready amenities. M Astra has received nearly 5,800 registrations in just five months since we launched registrations in July 2021," he said.

M Astra is Mah Sing's first project from its 2021 land acquisition trail. It will comprise Type A (850 sq ft, three bedrooms), Type A1 (894 sq ft, three bedrooms with a balcony), Types B and C (1,000 sq ft, four bedrooms), and Types B1 and C1 (1,044 sq ft, four bedrooms with a balcony).

The project is located 600m from Jalan Genting Kelang and its connectivity includes Middle Ring Road 2 (MRR2), Duta-Ulu Klang Expressway (Duke), Jalan Tun Razak, and the currently under-construction Setiawangsa Pantai Expressway.

Nearby public and international schools and higher learning institutions include Fairview International School, SMK Taman Seri Rampai, SJK(C) Wansa Maju, TAR University College and UTM Kuala Lumpur.

Within its 6km radius, residents of M Astra will be able to enjoy retail convenience at shopping malls and hypermarkets, namely Giant Setapak, NSK Wangsa Maju, AEON BiG Danau Kota, AEON BiG Wangsa Maju, Setapak Central, Wangsa Walk mall, Alpha Angle Shopping Centre, M3 Mall, KL East Mall and Melawati Mall.

True to the meaning of its name, star, there will be a star landscape design in the middle of the development, which acts as an area for family activities, including a multi-age playground, an amphitheatre, gathering space, urban farming and a barbecue area.

M Astra's design is set to cater to the new normal, with contactless technology implemented within the development, especially for the access to common areas and facility floor. Delivery parcel lockers will also be provided to the residents to reduce physical contact.

Yeoh said: "Mah Sing strives for a vision of inventing sustainable future living that enhances quality of life, hence M Astra will be incorporated with sustainable features such as automated waste collection system, an EV (electric vehicle) charging station and other green features."

In addition, it was shared during the press conference that moving forward, Mah Sing will continue to focus on affordable high-rise and landed houses. It will also venture into industrial properties.

"Some countries are thinking of relocating to Malaysia, so the industrial factory, warehouse, and logistics will be in demand. So this will be Mah Sing's future direction, subject to the market needs," Hoy Kum said.
